Fire Alarm System Permit

Verified

Required for installation or modification of a fire alarm system in Rio Rancho. Plans are reviewed by the Rio Rancho Fire Rescue Fire Marshal's Office Plans Review Division against NFPA 72 and IFC Section 907 using the Fire Alarm Checklist (Revised 01/15/2024), submitted alongside the Building Permit and an Electrical Permit for the low-voltage alarm circuit. Requirements

  • Fire alarm plans must satisfy the 33-item Fire Alarm Checklist (Rio Rancho Fire Rescue Fire Marshal's Office Plans Review Division, Revised 01/15/2024), including NICET III/FPE-certified designer certificate number and signature, project/company information, scope of work, occupancy classification, and total square footage covered by the system
  • Plans must indicate whether the project is sprinklered or non-sprinklered, include a device legend, fire alarm input/output matrix, and a fire alarm riser diagram, and be drawn to scale with a true north indicator (NFPA 72 §7.4.4/7.4.5/7.4.9)
  • Plans must show manufacturer cut sheets, mode of signal transmission (POTS, IP, Cellular, or Radio Frequency), 24-hour battery back-up with calculations, voltage drop calculations, alarm-initiating device and notification-appliance locations (including candela ratings and minimum audibility level), and FACP/transponder/annunciator locations (IFC 907.1.2)
  • All fire alarm systems must be monitored by a UL-listed central monitoring station, whose credentials must be provided (NFPA 72 §10.5.4/26.3, IFC 907.6)
  • A document/records cabinet must be installed at the system control unit (or elsewhere on premises) for every new or modified system (NFPA 72 §7.7.2)

Change of Use / Change of Occupancy

Rio Rancho does not publish a standalone "change of use" permit application. A change in a building's use or occupancy classification is processed through the same Commercial Building Permit & Plan Review Application used for alteration/renovation work (checking "Commercial Alteration/Repair" or "Interior Renovation" as the description of work), governed by the City's adopted 2021 International Existing Building Code (IEBC) Chapter 10, Change of Occupancy, and 2021 IBC Section 111, Certificate of Occupancy. A new or amended Certificate of Occupancy is required before the building may be used/occupied under the new classification.
