Building Permit
VerifiedRedding publishes a closed list of eleven permit types that can be obtained online; everything else requires a visit to the Permit Center, which is open seven hours a day. Anyone with a portal account can request an inspection, whether or not they are on the permit.

Requirements
- ONLINE IS A NAMED LIST, NOT A DEFAULT. The city publishes exactly which permits can be obtained online - Residential Mechanical; Residential Water Heater Replacement; Residential Solar PV; Pre-Approved Solar (SolarApp+); Residential Electric Vehicle Charger; Commercial Mechanical; Commercial Reroof; Commercial Sign; Commercial Water Heater Replacement; Commercial EV Chargers; and Encroachment - prefaced with "We are continually working to expand our offering of online building permits."
- AND EVERYTHING ELSE IS IN PERSON: "You must come to the Permit Center at City Hall to fill out your permit application, submit the required documents, and pay applicable fees for all other building permits."
- AN ACCOUNT IS NEEDED FOR THE PORTAL: "You will need an account to use our online portal."
- EXEMPT FROM A BUILDING PERMIT IS NOT EXEMPT FROM REVIEW. The city flags it against specific numbered items: "(Items 1 through 4 and 7 through 9 generally require Planning Division review and approval even if no building permit is required.)" And more broadly, exempt items "may require approval by other departments such as Planning, Fire, Public Works, or other regional, state, and federal agencies."
- EMERGENCY WORK IS PERMITTED AFTERWARDS, BUT FAST: "Where equipment replacement and repairs must be performed in an emergency situation, the permit application shall be submitted to the Building Official within the next working business day."
- A PLUMBING REPAIR CAN BECOME NEW WORK BY ITSELF: clearing stoppages and stopping leaks are exempt, but "if any concealed trap, drain pipe, water, soil, waste, or vent pipe becomes defective and it becomes necessary to remove and replace the same with the new material, such work shall be considered new work, a building permit must be obtained, and inspections must be made and approved".
