Town of Palisade LDC (July 2023 Revision) Section 4.08(A)(2) makes it unlawful to change the type of use of land, or the type of use or occupancy of any building, until the Community Development Director has issued a planning clearance for the intended use. LDC Section 6.03(A)(1) clarifies that a change of use from one permitted use to another permitted use within the SAME Zone District does not require a full development application/public hearing — only the issuance of a planning clearance by Town staff. This is applied for as a dedicated 'Change of Use' line item ($50.00 flat fee) on the Town's 'Planning Clearance: Basic' application form, distinct from that form's $10.00 fee for other minor work.
