Inspection sequence

Applies to: Residential Building Permit (New Construction / Addition)

    Footing

    Always required — request by 4:30 PM by phone or before midnight by email for next-day scheduling. Rebar not required unless part of an engineered design or subdivision-wide geotechnical report; footing inspection still required even without rebar.

    Foundation (if applicable)

    Not required where rebar is placed above code minimum unless required by engineer or on approved plans; inspector confirms per Building Division FAQ.

    Framing

    After framing, sheathing, and rough-in trades complete — before insulation or wall cover

  4. 4

    Final

    All work complete per approved plans; Certificate of Occupancy or final approval issued

Applies to: Commercial Building Permit (New Construction / Tenant Improvement)

    Framing / Structural

    After structural framing complete and before wall cover

    Required before concealing gas piping — verify no leaks under test pressure per 2018 IFGC

    Rough-In / Ductwork

    Mechanical equipment and ductwork installed before walls closed — verify clearances and support per 2018 IMC. Request by 4:30 PM by phone or before midnight by email for next-day scheduling.

    Final

    Equipment operational, combustion air verified, venting correct per 2018 IMC/IFGC

Applies to: Swimming Pool / Spa Permit

    Excavation / Steel / Shell

    Before gunite or shotcrete application — verify excavation, rebar, and plumbing per 2018 ISPSC

  2. 2

    Barrier / Fence

    Pool safety barrier verified per 2018 ISPSC Chapter 3 requirements before pool is placed in service

    Final

    All work complete, pool filled, equipment operational, all barriers in place. Must be requested within one year of permit issuance.

    Erosion Control (pre-grading)

    Erosion control measures must be in place before work begins

    Final Grade

    Drainage verified, slopes stabilized, and grading matches approved plan

Applies to: Solar Photovoltaic (PV) Permit

    Racking attachment, roof penetration sealing, and structural load compliance verified by Ada County

  2. 2

    Electrical Interconnection (DOPL, separate permit)

    Conduit, disconnects, inverter, and interconnection point verified by a state-assigned inspector under the separate DOPL electrical permit
