Requirements

  • Building permit required for new construction, additions, repair, renovation, alteration, moving, demolition, occupancy, and change of occupancy of every building or structure (City Code 8-1-3(A); Building Department page)
  • Plans must comply with the 2018 IBC, 2018 IRC (parts I, II, III, IX / Idaho Residential Code 2020), and 2020 Idaho Energy Conservation Code
  • Minimum roof design load: 50 psf (roofs ≥3:12 pitch) or 60 psf (roofs <3:12 pitch); minimum frost depth 24 inches (City Code 8-1-2-1(A))
  • For pole barns, log homes, steel structures, or other alternate building systems not evaluated by a recognized national evaluation service, plans must be stamped by an Idaho-licensed design professional (City Code 8-1-3(B)(3))
  • Elevation certificate stamped by an Idaho-licensed engineer/architect/surveyor required if the parcel is in a special flood hazard area (City Code 8-1-3(B)(4))
  • Recorded survey with visibly positioned property pins required (City Code 8-1-3(B)(6))
  • Site plan showing proposed structure location and water/sewer hookup locations, approved by the city maintenance department, required before permit issuance (City Code 8-1-3(B)(7))
  • Two (2) sets of plans required, drawn to scale, showing lot location, front/side/rear elevations, floor plan, cross section, truss drawings, and IECC energy details if applicable (per Harrison's Building Permit application form)
