Commercial Building Permit

Required for new commercial construction in unincorporated Piute County under the same general permit requirement documented on this file's Residential Building Permit entry — Piute County Code Title 7, Chapter 7-1D (Ord. 10-286, adopted January 31, 2011) requires 'any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure' to obtain a permit, with no separate commercial-specific ordinance, application, checklist, or fee schedule published anywhere on piute.gov. This is Utah's least-populous county (~1,400-1,870 residents), and its online presence for the Building Inspector department is limited to the same unpopulated template pages already documented for the residential entry.

No tenant-improvement-specific (or even general commercial-specific) permit type, application, checklist, or fee is published anywhere on piute.gov as of 2026-07-19 — tenant improvement work falls under the same general permit requirement of Piute County Code Title 7, Chapter 7-1D (Ord. 10-286), which covers 'alter, repair ... or change the occupancy of a building or structure' without distinguishing project type or scale.

Change of Occupancy / Certificate of Occupancy (Change of Use)

Piute County requires a permit specifically when a building's occupancy or use is changed, even without new construction, and separately requires a Certificate of Occupancy before a nonconforming use may be changed. Piute County Code § 7-1D-1 (Buildings and Construction) states: 'Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure... shall first make application to the building official and obtain the required permit.' The Piute County Zoning Ordinance § 9-3.4 separately provides: 'No building hereafter structurally altered or erected shall be used or changed in use for a nonconforming use until a Certificate of Occupancy has been issued by the Building Official, stating that the building or proposed use thereof or the use of the land, complies with the provisions of this Ordinance for the renewing, changing, or extending thereof.' No distinct application form, checklist, or fee schedule separate from the general Building Permit process was found published — this appears to be administered through the same Building Official/general building permit application referenced in this file's Residential and Commercial Building Permit entries, consistent with the general fee-schedule gap already documented for this county. Re-chased 2026-07-20: traced the root cause of the missing fee to Zoning Ordinance § 1-9, which defers all fees to a Commission resolution rather than codifying them, combined with the county's own admission that resolutions since 1983 are not archived separately from meeting minutes — see feesNote for the full citation chain.

  • A Certificate of Occupancy must be issued by the Building Official before a nonconforming use may be changed, per Piute County Zoning Ordinance § 9-3.4
  • The Certificate of Occupancy verifies the building, proposed use, or use of the land complies with the Zoning Ordinance for the renewing, changing, or extending of that use
  • Failure to obtain the required permit for a change of occupancy is a Class B Misdemeanor under Piute County Code, punishable by up to a $1,000 fine and/or 6 months in jail (UCA § 76-3-301(1)(d), § 76-3-204(2)), with each day of violation treated as a separate offense

Sign Permit

Governed by the countywide Piute County Sign Ordinance, which — unlike most jurisdictions in this corpus — does NOT require a permit for every sign by default. Per Ordinance § 7.1, a permit is only required when 'specifically required by the Building Official or Zoning Administrator.' Where a permit is required, construction documents and (where applicable) sealed engineering calculations must be filed before it is granted, and the fee is set administratively by the Building Official rather than published in the ordinance itself.

Reviewed 2026-07-20 · Source

Requirements

  • No permit is required by default for the erection and maintenance of a sign in Piute County — a permit is only required when specifically required by the Building Official or Zoning Administrator (Piute County Sign Ordinance § 7.1)
  • Even where a sign is permit-exempt, the owner remains responsible for erecting and maintaining it safely and in accordance with all other provisions of the Sign Ordinance (§ 7.1)
  • Where a permit is required: construction documents must be filed with the Zoning Administrator and/or Building Official showing dimensions, materials, and construction details including loads, stresses, and anchorage (§ 7.2)
  • Where a permit is required: written consent of the owner or lessee of the premises is required, along with engineering calculations signed and sealed by a registered design professional where required by the International Building Code (§ 7.2)
  • Structural alteration, enlargement, or relocation of a sign requires a proper permit if one is otherwise required (§ 7.3)
  • All signs, whether permitted or exempt, must conform to the Sign Ordinance and the International Building Code (§ 4.1) and must not obstruct traffic visibility (§ 4.4) — this traffic-visibility requirement applies even to the enumerated exempt sign categories
  • Certain sign categories are outright exempt from the ordinance's provisions (§ Chapter 5): official notices authorized by a court/public body/public safety official; directional/warning/informational signs authorized by government; memorial plaques and building-identification signs cut/carved into masonry or made of noncombustible material; government/institutional flags; religious symbols and seasonal decorations; noncommercial works of fine art; and street address/nameplate signs with no advertising copy up to 6 sq ft

Required documents

  • OptionalConstruction DocumentsRequired only where the Building Official/Zoning Administrator has determined a permit is needed — dimensions, materials, and construction details including loads, stresses, and anchorage.
  • OptionalOwner/Lessee Written ConsentRequired with the permit application where a permit is required.
  • OptionalEngineering Calculations (sealed)Signed and sealed by a registered design professional, required where the International Building Code requires it for the sign structure.

Piute County does not publish a distinct solar, solar PV, or photovoltaic installation permit or fee, and does not publish any dollar-figure fee schedule for its building permits at all. Piute County Code § 7-1D-1 (Ord. 10-286) expressly requires a permit for anyone who intends to "erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system" — meaning a rooftop or ground-mount solar PV installation is covered as electrical-system (and, where roof-mounted, structural) work under this same general Building Permit process administered by the Piute County Building Inspector. No separate Solar/Renewable Energy Permit type, application, checklist, or fee table exists.
