Electrical Permit
VerifiedRequired for all permanent wiring installed in buildings and structures in the Town of Jackson. Per the WSFM 'LOCAL AND STATE JURISDICTIONS' chart, Jackson is L/L for electrical (BLDG L/L, ELEC L/L) — the Town holds delegated electrical authority. In practice, electrical permitting/inspection is administered by the Jackson Hole Fire/EMS Department's Electrical Division, a jointly-funded Town of Jackson / Teton County fire district, not a separate program of the Wyoming State Fire Marshal.
Verified 2026-07-01 · Source
Requirements
- No electrical work may start without a permit; an electrical inspection cannot be scheduled without one
- Work must be installed by a licensed Electrical contractor holding a valid State of Wyoming license, plus a Town of Jackson business license if the company works within Town limits
- Homeowner exemption: a homeowner may wire their own occupied residence, including accessory buildings, without a State of Wyoming license — EXCEPT this exemption does NOT extend to Accessory Residential Units (ARUs), which always require a licensed contractor
- Electrical plan review required for industrial and commercial installations, residential services over 400 amps, and all Solar PV / Energy Storage System (battery) installations
- Permits obtained and inspections requested via the SmartGov portal (co-teton-wy.smartgovcommunity.com), shared with Teton County
Required documents
- RequiredElectrical Permit Application (via SmartGov Public Portal)
- OptionalElectrical Plan Set (for plan-review-triggering projects)Site plan to scale showing property lines, streets/alleys, proposed building location, Lower Valley Energy transformer/service equipment location; floor plans with room dimensions/uses; one-line diagram covering hazardous-area classification, emergency systems, grounding electrodes, load calculations, equipment/device locations, panel schedules, panels/feeders, service, and short-circuit current rating

Electric Vehicle (EV) Charger / EVSE Permit
VerifiedThe Town of Jackson has no dedicated EV charger/EVSE fee line or standalone permit category — EV charger (Level 2 or DC fast charging equipment) circuit installation is electrical work reviewed by the Jackson Hole Fire/EMS Department's Electrical Division and billed under the same valuation-based Electrical Permit fee table (Resolution 25-18 Appendix A) used for any other electrical work. The Town itself owns and operates 10 Level 2 and 2 DC fast public charging stations and is expanding this network (RFP for additional EV Charging and Fueling Infrastructure), and Teton County is separately deploying EV charging at County facilities — but these are municipal capital projects, not evidence of a distinct private-installation permit fee or process. No EV-specific fee, expedited review track, or dedicated application was found on the Town's Electrical Permit page, the Teton County Electrical Permits/Inspections/Reviews page, or in Resolution 25-18 Appendix A.
Verified 2026-07-20 · Source

Accessory Residential Unit (ARU) Permit
VerifiedJackson's term for an accessory dwelling unit is the Accessory Residential Unit (ARU). There is no permit type separate from the standard One and Two Family Building Permit — an ARU is built under that same building permit, with its own line item ('Attached ARU') on the gross-square-footage tabulation. ARUs are zoning-gated (allowed only in specific zones per Ordinance 1139) and are notable in Jackson/Teton County for a workforce-housing rental restriction.
Verified 2026-07-01 · Source
Requirements
- ARUs are permitted in the NC-ToJ, NC-2, S-ToJ, and R-ToJ zones per Ordinance 1139 (adopted Nov. 21, 2016, effective Nov. 23, 2016) — confirm current zone eligibility with the Planning Department before applying, as LDR zone names/boundaries may have been updated since 2016
- Maximum of 1 ARU permitted accessory to a detached single-family unit
- Built under the standard One and Two Family Building Permit Application (has a dedicated 'Attached ARU' line in the gross square footage tabulation table) — not a separate permit type
- The Town's homeowner self-build exemption ('Proprietary Homeowner Contractor') explicitly EXCLUDES accessory residential units — ARU construction always requires a licensed Town of Jackson contractor, even if the owner could otherwise self-build their principal residence
- Historically, ARU rental has been restricted to persons employed within Teton County or family/guests of the primary occupant, with minimum rental periods and no compensation for guest use (per 2016 amendment materials); confirm current rental-restriction language with Teton County/Town of Jackson Planning before relying on it, as this may have been superseded by subsequent housing ordinances (e.g., Title 16 Housing)
Required documents

- RequiredSite Plan showing ARU location, setbacks, and parking
- RequiredZoning verification of ARU eligibility (contact Planning Department)

Fire Sprinkler / Fire Alarm Permit
VerifiedRequired for installation of automatic fire-extinguishing (sprinkler) systems and fire alarm/detection systems in the Town of Jackson, administered by the Jackson Hole Fire/EMS Department's Fire Division under the adopted 2024 International Fire Code (JMC 15.08.010). SmartGov tracks these as four distinct application categories (Fire Alarm and Detection Systems, Automatic Extinguishing Systems, Fire Sprinkler Commercial, Fire Sprinkler Residential), but the Town of Jackson's own adopted fee schedule (Resolution 25-18 Appendix A) does not split fees by category — all are billed under the same valuation-based Fire Protection Construction Permit table. Important: the separate 2025/2026 'Jackson Hole Fire/EMS Master Fee Schedule' (Resolution 25-031) is explicitly scoped to 'Unincorporated Areas of Teton County outside of the Town of Jackson' and does NOT apply within Town limits — the Town's own Resolution 25-18 Appendix A fee table governs here instead, even though the same Fire/EMS staff administer both.

Requirements
- A permit and Jackson Hole Fire/EMS plan review are required before installing any fire alarm/detection system or automatic fire-extinguishing (sprinkler) system, per the adopted 2024 IFC (JMC 15.08.010)
- Structures 5,000 sq ft or larger, regardless of occupancy, must be protected by an approved automatic fire sprinkler system (JMC 15.04.020(b)(14) local amendment, also documented in this file's localAmendments)
- Applications submitted and inspections requested via the shared SmartGov portal (co-teton-wy.smartgovcommunity.com), used jointly by the Town of Jackson and Teton County, under one of four application categories: Fire Alarm and Detection Systems, Automatic Extinguishing Systems, Fire Sprinkler Commercial, or Fire Sprinkler Residential
- Use of outside consultants for plan review is billed at actual cost if Fire/EMS staff cannot perform the review in-house
- Existing buildings with previously-installed fire alarm/sprinkler systems are subject to a separate annual existing-building inspection and, upon new business registration, a separate registration inspection — distinct from the one-time new-installation construction permit

Change of Occupancy / Certificate of Occupancy
The Town of Jackson has no standalone Change of Use or Certificate of Occupancy permit product or fee line. 'Change of Occupancy for any existing Commercial Building or Tenant Space' is explicitly listed as one of the project types that requires the standard Commercial Building Permit (jacksonwy.gov Commercial Building Permit Application page, 'What Requires a Permit'). The Certificate of Occupancy itself is issued under the adopted 2024 IBC Section 111 (via JMC 15.04.020) as the final step of any building permit — new construction, addition, remodel, or change of occupancy alike. This is corroborated by the Town's own Contractor Licensing page, which anchors the Proprietary Homeowner Contractor's 8-year build-frequency limit to 'the date of issuance of the certificate of occupancy.'

Requirements
- A change in use/occupancy classification of an existing commercial building or tenant space must be submitted as a standard Commercial Building Permit application, not a separate change-of-use application
- A Certificate of Occupancy is required before occupying any new, altered, or reoccupied structure, issued under the adopted 2024 IBC Section 111 (JMC 15.04.020)
- Final sign-off from Building, Engineering, Fire/Electrical (Jackson Hole Fire/EMS), and Planning departments is required on the Permit/Inspection Card before a Certificate of Occupancy or Completion is issued (same cross-departmental sign-off documented in this file's residential-building-permit entry)
- A Temporary Certificate of Occupancy (TCO) may be requested under IBC Section 111.3 if the building is safe to occupy but minor, non-life-safety work remains incomplete, subject to Building Official approval — this specific provision was found via a secondary search-engine summary of the Municode ordinance text, not a directly fetched primary source (Municode's Jackson code pages are a JavaScript-rendered application that blocked direct fetch/curl access during this research); confirm at application time
Required documents
- RequiredCommercial Building Permit ApplicationIndicate 'Change of Occupancy' as the project type — there is no separate change-of-use or CO application form
- OptionalFull Construction Drawing SetRequired if the new occupancy classification triggers life-safety, egress, or accessibility upgrades
Fee schedule
| Fee type | Amount | Notes |
|---|---|---|
| No separate Change of Occupancy / Certificate of Occupancy fee line exists | Charged under the standard Commercial Building Permit valuation/per-square-foot fee schedule (see commercial-tenant-improvement-permit entry in this file: $1.13/sq ft commercial-office-multifamily, or valuation-based for tenant improvements/remodels) | Resolution 25-18 Appendix A — no dedicated change-of-occupancy or CO fee line was found; verified general Commercial Building Permit fee table applies |
