Applies to: Accessory Dwelling Unit (ADU) / Casita Permit

    Inspections at each stage prior to cover

    All required inspections must be conducted at each stage before concealment. Schedule via DIMES, text, or phone. Inspection hours: 6:30 AM – 5:00 PM, Monday–Friday.

    Final inspection

    Final inspection when all work is complete; certificate is automatically generated upon permit completion.

    Inspections at each stage prior to concealment

    Inspections are conducted at each construction stage. Approved inspections allow work to proceed; failed inspections require corrections and rescheduling. Schedule via DIMES, by text to 480-644-2428, or by phone. Inspection hours: 6:30 AM – 5:00 PM, Monday–Friday.

    Final Inspection / Certificate of Occupancy

    Final inspection is conducted when all work is complete. A Certificate of Occupancy is automatically generated upon completion. A Certificate of Occupancy may also be required for a Change of Use even without physical construction.

    Mesa requires inspections at each stage of construction prior to concealment or cover. Approved inspections allow work to continue; failed inspections require corrections and rescheduling. Schedule via the DIMES portal, by text to 480-644-2428, or by phone. Inspection codes are published in the Inspection Codes PDF (mesaaz.gov). Inspections are conducted Monday–Friday 6:30 AM – 5:00 PM.

    Final Inspection

    Final inspection is conducted when all work on the project is completed, including off-site (right-of-way) and on-site (lot) improvements. Upon passing final, the permit is closed and a Certificate of Occupancy or Certificate of Completion is generated. For utility meter set after final inspection, call 480-644-2221.

    Pool / spa inspections per stage (prior to cover)

    All required inspections must be conducted prior to cover at each stage. Mesa's Residential Pool and Spa Checklist identifies the inspection stages per the 2024 ISPSC. Pool barriers must be inspected. Schedule via DIMES, text to 480-644-2428, or phone.

    Final inspection

    Final inspection conducted when all work is complete, including pool barrier/enclosure, electrical bonding, plumbing, and equipment. Upon approval, permit is closed.
