Over-the-counter review is available Thursday mornings, 8:00-10:30 a.m., for simple like-for-like reviews (HVAC replacement, window/door replacement, or a single-family home built from a previously-approved model on a mass-graded lot); reviewed first-come/first-served, one submittal per customer, up to 8 reviews available, limited to projects completable in about 15 minutes.     First inspection when land disturbance triggers a Type 1 Grading Permit

  2. 2

    Foundation/Footing

    Before concrete pour

  3. 3

    Framing

    Structural framing and connections

  4. 4

    Final

    All work complete per approved plans

Applies to: Residential Building Permit (New Construction / Custom Home)

    Limits of Grading and Plant Salvage

    First inspection after permit issuance when a Type 1 Grading Permit applies; confirms grading limits and tagged plant salvage match the approved plans

    Foundation/Footing

    Before concrete pour; pad elevation certification required if within 1 ft of max height

    Framing

    Structural framing and connections; roof-height certification required (post-sheathing, pre-dry-in) if within 1 ft of max height
