Accessory Dwelling Unit (ADU / Guest House / Casita) Permit in Oro Valley, Arizona
Required for construction of an attached or detached accessory dwelling unit (also called a Guest House or Casita) on a single-family lot in Oro Valley, subject to Oro Valley Zoning Code Section 25.2 standards and reviewed against the Town's adopted IRC.

When you need this permit
- One attached or detached ADU permitted per single-family lot; ADU size may not exceed the size of the primary dwelling
- Setbacks: front matches the primary dwelling's requirement; side 5 ft; rear 5 ft; minimum 5 ft separation between buildings
- Building height subject to the same restrictions as the primary single-family dwelling in that zoning district
- No additional parking required for the ADU
- If located between the primary house and the front lot line: no separate garage/carport and no separate street-accessed driveway (must share the primary driveway); a separate driveway is allowed only if the ADU is in a side or rear yard
- Exterior design, roof pitch, and finish material standards applicable to the primary dwelling do NOT apply to the ADU
- A permit for the ADU cannot be issued until the primary residence has obtained its own permit and completed intermediate inspections
- A mobile home, RV, or other moveable habitable space may not be used as an ADU

Tips
- The Town's own ADU page states 'Plan review is 10 to 20 business days' — this is a direct, explicit range from the Town's Residential Permits page, distinct from the flat 20-business-day figure for a full Custom Home.
- A separate driveway to the ADU from the street is only allowed if the ADU is sited in the side or rear yard — if it sits between the primary house and the front lot line, it must share the primary home's driveway and cannot have its own garage or carport.
- Design standards (exterior design, roof pitch, finish materials) that apply to the primary home explicitly do NOT apply to the ADU, per the Town's Zoning Code Section 25.2 summary.
