When you need this permit
- In all zoning districts where a single-family dwelling is an allowed use: one attached ADU AND one detached ADU permitted per lot where a primary dwelling exists
- One additional detached ADU permitted on a lot one acre or larger IF at least one ADU on the lot is a restricted-affordable dwelling unit as defined by Arizona Revised Statutes
- The largest ADU on a property is capped at 1,000 sq ft or 75% of the primary dwelling's size, whichever is less; any second/third ADU is capped at 600 sq ft or 50% of the primary dwelling's size, whichever is smaller
- An attached ADU must be architecturally integrated into the primary dwelling's design (must not read as a duplex), though separate entries are allowed
- ADU must be affixed to a permanent foundation and meet all applicable residential building codes — mobile homes and RVs are explicitly NOT acceptable as ADUs
- ADU must always observe the primary dwelling's front-yard and street-side-yard setbacks
- A detached ADU in the required rear yard needs a minimum 10-ft setback from a street-side rear property line and 3-ft setback from an interior rear/side property line; height capped at 18 ft in any required yard and must otherwise meet the zoning district's height rules; may not sit between the primary dwelling and the front property line
- An attached ADU must comply with the same height regulations and setbacks as the primary dwelling
- ADU must comply with applicable lot-coverage requirements (attached garages/porches/shade structures count toward lot coverage but not floor area)
- ADU must be subordinate to the primary single-family dwelling for all addressing and utilities

- This permit type is very new (Ordinance No. 195-2024, passed April 2024) — as of this review the Town had not published a distinct ADU-specific fee or review-timeline document separate from the standard Building Permit process; the same 0-10 working-day town-sourced figure and resolution-set fee approach documented under the New Construction permit type applies here.
- Manufactured homes, mobile homes, and RVs are explicitly disqualified as ADUs town-wide (Zoning Ordinance § 13.8.B.11) — this is a hard rule, not a case-by-case Zoning Administrator call.
