   Twenty-four hours' notice

   "The owner or licensed contractor is responsible for scheduling inspections at each step of construction... When scheduling inspections, notice is required 24 hours in advance." Inspections are booked on (760) 947-1300.

   Roughly 8:00 AM to 5:00 PM, and your place in the list decides your half of the day

   "Inspection schedules are subject to change without notice. Inspections are generally conducted between 8:00 AM and 5:00 PM. Typically, the inspections listed in the first half of the schedule are assigned in the morning, while those in the second half are assigned in the afternoon." The city explains the mechanism rather than offering a choice of window.

   Special inspectors are additional to the city's, never instead of them

   The city is emphatic: "these 'Special Inspectors' are not on the project in lieu of the regular City Building Inspector, but rather they are on the project in addition to the City Building Inspector and they should work closely with one another." Work requiring one includes "Spray-applied Fire Proofing; Structural Welding; Concrete (generally high strength); High Strength Bolting; Epoxy secured anchor bolts; Structural Masonry" and anything else the architect or engineer of record specifies.

   Special inspectors are licensed and vetted by the city

   The city requires an interview with plan check or inspection staff, "a minimum of 2 years' experience as a special inspector as well as a valid nationally recognized certification, such as an ICC certification", and a City issued Special Inspector License Card carried on site. Reports must be written and "reviewed by the contractor, the design professional, the owner and the regular City building inspector." NOTE: the paragraph stating the interview requirement says "the City of Riverside requires" - see tipsAndGotchas.

   The final releases the utilities

   "If no items need to be resolved after work has been completed, the inspector will sign off on the permit, the utilities to your building will be released and a Certificate of Occupancy will be issued, if applicable." The utility release is tied to the final inspection sign-off.
