Published scheduling rules

  • Do not call the City's Inspection Line (970-384-6432) to schedule an electrical inspection — that line only covers City-permitted work (building, plumbing, mechanical, solar). Electrical inspections must be scheduled directly with the State of Colorado. (Electrical Permit (Issued by the State of Colorado, Not the City))
  • To schedule an inspection, call the City's Inspection Hot Line (970-384-6432) at least 24 hours in advance with: project address, permit number, date requested, morning/afternoon preference, and contractor contact information (Solar PV Permit)
  • Do not call the City's Inspection Line (970-384-6432) to schedule an EV charger electrical inspection -- that line only covers City-permitted work (building, plumbing, mechanical, solar structural). Electrical inspections must be scheduled directly with the State of Colorado. (EV Charger / Electric Vehicle Charging Station Permit)

Inspection sequence

Applies to: Residential Building Permit (New Construction, 4 or Fewer Units)

    Foundation

    Before concrete pour; City does not inspect drilling/reinforcement/placement of piers, piles, shafts, or caissons — a qualified engineer must perform and certify that inspection separately

  2. 2

    Rough Framing

    Structural framing complete before cover

  3. 3

    Rough Plumbing / Rough Mechanical

    Trade rough-ins before concealment; electrical rough-in is inspected separately by the State of Colorado, not the City

  4. 4

    Lath and Gypsum Board Inspection

    After lathing/gypsum board (interior and exterior) is in place but before plastering or joint taping/finishing

  5. 5

    Final Inspection

    All City-permitted work (building, plumbing, mechanical) complete per approved plans; a separate final electrical inspection/sign-off from the State of Colorado is required before occupancy; certificate of occupancy withheld until all monies owed to the City are paid in full

    Framing complete, four-sided design features verified against approved plans

    Rough Plumbing / Mechanical

    Trade rough-ins before concealment; electrical rough-in inspected separately by the State of Colorado

  4. 4

    Final Inspection and Certificate of Occupancy

    All work complete per approved plans; a Certificate of Occupancy specifically stating the unit is an ADU is required before it may legally be rented

    Final Inspection

    All City-permitted work complete per approved plans

    Ductwork, flues, and equipment placement before concealment

    Final Inspection

    Equipment operational, combustion air and venting verified

    Pipe, drain, waste, and vent installation before concealment; license verification performed on-site by the City inspector

    Final Inspection

    Fixtures connected, no leaks, proper venting verified
