Requirements

  • Engineered electrical plans (one-line service diagram, load calculation, grounding detail, panel schedules, equipment specs) are required for tenant finishes UNLESS the tenant finish is utilizing existing electrical conditions — in that case the applicant must note this at application and provide documentation showing the existing electrical conditions
  • Any proposed alteration to existing branch circuitry, including re-location of lighting or receptacles, must still be noted in the application even when claiming the existing-conditions exception; RCRBD may require a full electrical submittal or electrical 'as-built' drawings at any time prior to approval of the final electrical inspection
  • Interior renovations/alterations that do NOT change the building footprint (which covers most tenant finish work) fall under RCRBD's initial 5-business-day review track
  • Significant Residential/Commercial interior alterations involving a complete gut/remodel of the existing space, a change in occupancy use affecting zoning requirements, significant structural alterations, or significant Fire Alarm/Sprinkler System changes are explicit exceptions that may increase review time beyond 5 business days — RCRBD does not publish a fixed replacement figure for these exceptions
  • Mechanical Plans and Plumbing/Fuel Gas Plans may be required for tenant-finish work, since RCRBD requires them for 'alterations to existing commercial buildings' generally and may additionally request them on any project if determined necessary to complete review
  • A Change of Occupancy Permit Application (if the tenant finish changes the space's occupancy classification) requires its own Site Plan submittal
