Kuna building permits

Requirements

• Building permit required for new single-family dwellings, mobile homes, and accessory dwelling units
• Accessory structures (garages, storage buildings) over 200 square feet require a permit; structures under 200 sq ft are exempt
• Permit required for additions and improvements to existing residences or accessory structures
• Permit required for decks over 30 inches above grade
• Permit required for retaining walls over 4 feet in height (measured from bottom of footing)
• Fence permit required for installation of fences
• Permit required for heating/AC systems, fireplaces, wood stoves, and ventilation systems (separate mechanical permit)
• Permit required for relocation or demolition of a structure
• Email individual PDFs (application, site plan, floor plan, Manual J, ResCheck if not prescriptive path, structural calculations) to BuildingPermits@KunaID.gov
• Name files: 'L-- B-- Subdivision w/ Phase # - Document Type'; all documents must have legal subdivision name and phase number
• Submit construction plans (24x36) as a single PDF to the Dropbox folder provided by the Building Department
• Payment of submittal fee required before plan review begins (invoice emailed; payment by credit card by phone or check)
• Homeowners may perform work on their primary residence without registering as a contractor with Idaho; licensed contractors required for sub-trades not performed by owner

Requirements

• Commercial building permit required for new commercial structures, tenant improvements, change of occupancy, rooftop unit additions/replacements, fencing, and accessory structures over 120 sq ft
• Submit application and individual PDFs to CommercialPermits@KunaID.gov (see Forms & Applications page for full list)
• Commercial submittals (Building Permit Application, contractor's bid document with scope of work on company letterhead, site plan, floor plan, plumbing fixture count) required
• Electrical, Plumbing, and Mechanical costs must be listed as separate line items — not included in contractor's construction cost
• Engineering/structural calculations required, stamped by Idaho licensed design professional
• Construction plans (24x36) must reference IBC 2018 and include Electrical, Mechanical, Plumbing, and Civil Site Plan sheets
• Civil plans reviewed separately by Public Works Department; must be approved before Building Department review
• Kuna Fire will assess project for impact fee and conduct life safety plan review (kunafire.com/permits-applications); fire impact fee paid as part of building permit
• ACHD (Ada County Highway District) impact fee review is a separate process; payment receipt required before permit is issued
• Four different inspector reviews required prior to permit fee processing for Commercial/Tenant Improvements
• Payment of submittal fees (including plumbing review fee, electrical review fee, and $200 submittal fee) required before plan review begins
