Unincorporated Franklin County building inspections

Applies to: Commercial Building Permit (New Construction / Remodel Changing Outside Dimensions)

   Footing/Setback

   Excavation to proper depth (30 inches below final grade); excavation at least 80 feet from the center of the county road or 50 feet from the fence, whichever is furthest; rebar tied and lifted approximately 3 inches off the ground, with the UFER electrical ground in place; no frost in the ground; rebar dowels set 24 inches on center after concrete is poured. Per the county's own Inspection Process document — the same document that publishes the residential inspection sequence, titled for the county generally rather than for one occupancy type, and bundled with the same Building Permit Application that lists Commercial alongside House, Apartment, and other Types of Construction. The county publishes no separate inspection sequence for commercial work; the document names only the Building Inspector (208-221-6149) as the contact to schedule each of these five stages, giving 24 hours' notice, and names no other inspector or agency for them.

2. 2

   Foundation

   Forms in place, rebar in position both horizontal and vertical (24 inches on center), any blockouts in place, cold joints doweled. Per the same Inspection Process document.

3. 3

   Framing/Mechanical

   Sheathing inspection before house-wrap is applied; framing, fire-blocking, and bracing inspection made after the roof and windows are in but before insulation; rough electrical and plumbing inspected in place; rough mechanical (ducts, flues, appliances) in place. Per the same Inspection Process document.

4. 4

   Sheetrock

   After sheetrock is installed, before taping. Per the same Inspection Process document.

5. 5

   Final

   Prior to occupancy, with finish grade and the building completed; final electrical, plumbing, and mechanical inspections completed. Per the same Inspection Process document.
