Published scheduling rules

  • Inspection requests must be made by phone directly with a Permit Technician at (775) 738-6816, extension 208 or 209, at least 24 hours in advance by 4:00 p.m. — state law requires the request to be recorded, so voicemail/email requests are not treated as scheduled until confirmed. (Residential Building Permit (1 & 2 Family Dwelling — New Construction))
  • Inspection scheduling is strictly by phone with a live Permit Technician at (775) 738-6816 (extension 208 or 209) — state law requires the request to be recorded, and requests must be made at least 24 hours (by 4:00 p.m.) before the desired inspection date. (General)

Inspection sequence

Applies to: Residential Building Permit (1 & 2 Family Dwelling — New Construction)

    Footing / Foundation

    Footings/inside, footings/outside, foundation, foundation drain & sealant, monolithic foundation, frost-wall inspections as applicable before concrete pour

  2. 2

    Four-Way Rough-In

    Combined building, electrical, mechanical, plumbing (and fire, if applicable) rough-in inspection; the county does not separate these into individual trade visits

  3. 3

    Framing

    Brace wall panel/hold-downs, sheet/nail/diaphragm, and framing inspection (building permits only)

  4. 4

    Insulation

    Insulation verified before wall/ceiling cover

  5. 5

    Gypsum Board

    Drywall inspection prior to taping/texture

  6. 6

    Building Final

    All work complete per approved plans; addressing verification also occurs at this stage

Applies to: Mechanical / Plumbing Permit

    Under-Slab Plumbing / Four-Way Rough-In

    Under-slab plumbing and combined rough-in inspections before concrete/wall cover

  2. 2

    Mechanical Rough-In / Plumbing Rough-In

    Standalone rough-in inspections apply for individual trade-only permits

    Gas Pressure Test / Water & Sewer Pressure Test

    Required pressure testing for gas and water/sewer piping systems

    Mechanical Final / Plumbing Final

    All fixtures and equipment verified operational per the 2024 UMC/UPC as amended

Applies to: Fire Sprinkler & Fire Alarm Permit

    Underground fire main and rough sprinkler piping inspected prior to concealment, consistent with NFPA 13/13R submittal requirements

    Fire Alarm Rough-In

    Alarm initiating/notification device wiring inspected prior to concealment, where applicable

  3. 3

    Fire Sprinkler/Alarm Final & Acceptance Test

    Hydrostatic/flow testing of the sprinkler system and functional testing of the alarm system, witnessed by the fire inspector distributing the WC3-approved plan set

Applies to: Residential Accessory Structure / Post Frame Building Permit

    Piers, holes, or continuous footing inspection depending on structure type

    Framing

    Post/pole placement, brace wall panel, and framing inspection

    Footing or anchor inspection for freestanding/ground sign structures prior to concealment, where applicable

    Branch-circuit wiring, disconnects, and connections verified per the adopted electrical code for electrically illuminated signs

    Completed sign structure verified against approved plans and Appendix H height/area limits

Re-inspection fees

Fire Sprinkler & Fire Alarm PermitFire Department Permit Fee (county) · Source: Resolution No. 2020-29, Exhibit A, Table 1-H ('Fire Department Permit Fees'). Also carries a $50.00 re-inspection fee (after the first re-inspection) plus zone-based travel fees ($25.00 Zone 1, $50.00 Zone 2).
Flat fee by project size: $200.00 for projects up to 20,000 sq ft; $350.00 for 20,001-50,000 sq ft; $500.00 for 50,001+ sq ft; a $50.00 minimum applies for other related fire reviews (fire water systems, fire alarms, or fire suppression systems for site specifics); deferred submittals $50.00 minimum
