  • Site-specific geotechnical report required if building footprint exceeds 3,000 sq ft (or 6,000+ sq ft gross) or site slope is 20% or greater

  • Inspection requests must be made by phone directly with a Permit Technician at (775) 738-6816, extension 208 or 209, at least 24 hours in advance by 4:00 p.m. — state law requires the request to be recorded, so voicemail/email requests are not treated as scheduled until confirmed.
  • Four-Way Rough-In inspections combine building, electrical, mechanical, and plumbing trades into a single visit — plan for all trades to be simultaneously ready rather than scheduling them separately.
  • A 'Foundation Only Permit' can let site work begin before the full plan review is complete, but the applicant assumes all risk of subsequent required design changes and must sign a Hold Harmless Agreement; the county makes no guarantee the full building permit will be granted.
