This is PermitBase’s published record for Yerington as of 2026-08-01. It has since been superseded — see the current record. A historical record reflects what PermitBase had verified at that time; it may not capture a real-world change the jurisdiction had made but PermitBase had not yet verified, and it includes any errors we later corrected. Codes adopted

Nevada is a home-rule state for building codes: there is no single mandatory statewide building-code edition — each city and county adopts and amends its own code. The only genuine statewide floor is the energy code, referenced through NRS 701.220, which directs the State Office of Energy to adopt and update energy-efficiency standards for new construction. Always confirm the specific adopted edition for the jurisdiction in question rather than assuming a uniform statewide code. Solar Photovoltaic (PV) Permit

Verified

Required for installation of rooftop or ground-mounted solar photovoltaic systems in Yerington. The City's own universal Building Permit Application (PW106) includes a dedicated 'SOLAR' checkbox as its own recognized project category (alongside New, Addition, Re-Roof, Electric, etc.), confirming the City treats solar as a distinct permit type. However, solar is billed through the same general ledger account (01-13-00-3117, 'Building Permit Fee') and the same valuation-based Building Permit Fee / Plan Check Fee used for other construction — the City's Fee Schedule contains no separate dollar-figure line item specific to solar.

EV Charger / Electric Vehicle Charging Station Permit

Verified

Yerington has no dedicated EV charger/EVSE permit category or fee line. Unlike solar, which the City's universal Building Permit Application (PW106) tracks as its own checkbox category ('SOLAR'), the application's category block has no separate 'EV' or 'ELECTRIC VEHICLE' checkbox — an EV charger installation is captured under the existing 'ELECTRIC' category, the same category used for any electrical work, and billed under the same GL 01-13-00-3117 valuation-based Building Permit/Plan Check fee mechanism (or the flat $85.00 Electrical Upgrade Inspection Fee under City Code 9-1-2-C2) documented in the electrical-permit entry. The City's Fee Schedule (Revision #33, revised 05/26/2026) contains no line item for 'EV,' 'electric vehicle,' 'EVSE,' or 'charging station.' That schedule lists 'Inspection Fee: Electrical Upgrade (9-1-2-C2) — $85.00 Each Inspection' and 'Re-inspection Fee (9-1-2-C2) — $85.00 Each Re-inspection.'

Verified 2026-07-20 · Source

Requirements

  • Apply via the City's universal Building Permit Application (PW106), checking the 'ELECTRIC' category under the For Office Use block (no separate EV-specific checkbox exists)
  • Electrical work governed by the 2017 NEC as adopted by the City (Yerington City Code Title 1, Chapter 9); complete the Electrical Contractor section (NV Contractors License Number, Yerington Business License Number)
  • A 24-hour advance notice is required to schedule inspections, per the Building Department's general inspection policy
  • If the charger installation requires a panel/service upgrade, the $85.00 Electrical Upgrade Inspection Fee (City Code 9-1-2-C2) applies in addition to any base Building Permit Fee

Sign Permit

Verified

Required for installation of a sign within Yerington city limits. The City's own universal Building Permit Application (PW106) includes a dedicated 'SIGN' checkbox as its own recognized project category (alongside New, Re-Roof, Solar, etc.), confirming the City treats sign installation as a distinct permit type. However, like solar, a sign permit is billed under the same general ledger account (01-13-00-3117) and the same valuation-based Building Permit Fee / Plan Check Fee used for other construction — the City's Fee Schedule (Revision #33, revised 05/26/2026) contains no separate dollar-figure line item specific to signs. A direct review of Yerington City Code Title 10 (Zoning Regulations) confirms 'SIGN' is only a generically defined term (10-1-3: 'Any advertising method by which a person, profession, business, commodity or fact is made known...'); the Title's 14 chapters (Chapter 1 Title/Purpose/Definitions through Chapter 14 Right To Farm) contain no standalone Signs chapter establishing district-specific sign standards, height/area limits, or a distinct sign-permit fee — sign regulation in Yerington's own codified ordinances is limited to this single definition.

  • Governed by the 2018 IBC (commercial) / 2018 IRC (residential) as adopted by the City per Yerington City Code 9-1-2, since no separate sign code chapter exists in Title 10 (Zoning Regulations)
  • A plot plan or drawing showing sign location, dimensions, and setback from property lines is required, consistent with the Building Permit Application's general plan-submittal requirements for zoning and setback review

Fire Sprinkler / Fire Alarm Permit (Mason Valley Fire District Review)

Yerington has no City-issued fire sprinkler or fire alarm permit, checkbox category, or fee line item of its own. Per the City's own universal Building Permit Application (PW106), Commercial Step 4 instructs applicants: 'Contact the Mason Valley Fire District at 775-463-2261 to find out if your project will be required to complete a fire review. The fire district will require a separate application and plan submittal in addition to a fee. The fire review must be completed and signed off before a city building permit can be issued.' Fire sprinkler/alarm plan review for property within Yerington city limits — not just unincorporated Lyon County — is therefore handled entirely outside the City's building-permit fee structure, by the Mason Valley Fire Protection District (also styled Yerington/Mason Valley Fire Protection District), an independent special district; this is the same arrangement documented for unincorporated Lyon County in lyon-county.json, confirming the City itself does not have a different arrangement. A live re-check of the District's own website (masonvalleyfire.org, checked 2026-07-22) shows only a single landing page with a tagline ('Protecting Lives and Property') and a generic name/email contact form — no fee schedule, plan-review application, or published timeline exists anywhere online for the District. Note: the City's own Fee Schedule (Revision #33) separately lists a '4" Fire Sprinkler Service — $5,000.00' and '5" and larger Fire Sprinkler Service — $7,500.00' line item under its Water utility section; this is a water-tap CONNECTION fee for the physical size of the water service line feeding a fire sprinkler system, billed by the City's Water Department — it is NOT a fire-sprinkler/alarm plan-review or permit fee, and must not be conflated with one.

  • The Fire District requires its own separate application and plan submittal, in addition to its own fee, entirely independent of the City's Building Permit Application (PW106)
  • Fire District sign-off must be completed before the City will issue the underlying building permit
  • If the project also requires a new or upsized water service to feed a fire sprinkler system, a separate City of Yerington Fire Sprinkler Service connection fee applies ($5,000.00 for a 4-inch service, $7,500.00 for 5-inch or larger), per the City's Fee Schedule Water section — this is unrelated to the Fire District's own plan-review fee

Certificate of Occupancy (Change of Occupancy / Change of Use)

Yerington does not have a standalone change-of-use or certificate-of-occupancy permit application, checkbox category, or fee line item separate from the general Building Permit process. The City's own universal Building Permit Application (PW106) states directly: 'A PROJECT IS NOT COMPLETE UNTIL THE PERMIT FINAL IS SIGNED BY A CITY BUILDING OFFICIAL. THE BUILDING DEPARTMENT WILL RETAIN THE ORIGINAL BUILDING PERMIT ON FILE AND ISSUE A CERTIFICATE OF OCCUPANCY AS REQUIRED.' A Certificate of Occupancy is therefore issued as the final step of an underlying building permit (new construction, addition, TI, etc.) rather than as its own separately-applied-for, separately-fee'd product. Occupancy classification and change-of-occupancy requirements (e.g., when an existing building's use changes without accompanying new construction) are governed by the City's adopted 2018 International Building Code and 2018 International Existing Building Code (Yerington City Code 9-1-2), which the City has not further codified with any City-specific change-of-use application, checklist, or fee schedule of its own — Title 9 (Building Regulations) and Title 10 (Zoning Regulations) of the Yerington City Code contain no chapter dedicated to change of use or certificates of occupancy, and the Fee Schedule (Revision #33) contains no line item for either.

  • For a change of occupancy classification without accompanying construction, the project is governed by the City's adopted 2018 International Building Code and 2018 International Existing Building Code (Yerington City Code 9-1-2); no separate City-published application or fee exists for this scenario — contact the Building Department at (775) 463-3511 to determine what triggers a new Building Permit Application (PW106) versus an administrative review
  • For commercial tenant improvements, the same universal Building Permit Application (PW106) is used, checking 'TI' under the For Office Use category block (see this file's residential-addition-remodel entry)
  • Standard prerequisites apply: Tax Verification form signed by the Lyon County Clerk's Office, and a current City of Yerington business license / NV Contractors Board license for any licensed contractor performing work

Required documents

  • RequiredBuilding Permit Application (PW106) — TI/New/Addition categoryNo separate change-of-use or Certificate of Occupancy application exists; the underlying project's Building Permit Application serves this function, with the CO issued upon Permit Final
  • OptionalTax Verification FormSigned by the Lyon County Clerk's Office confirming taxes are current; required whenever an underlying building permit is needed

Commercial Building Permit (New Construction, IBC 2018)

Verified

Required for new commercial construction within Yerington city limits, reviewed against the 2018 International Building Code and 2018 Northern Nevada Amendments as adopted by the City (Yerington City Code Title 1, Chapter 9). The City of Yerington administers its own building permits through its Building and Planning Department (14 E. Goldfield Avenue) — it does NOT defer to Lyon County within city limits; projects outside city limits fall to the Lyon County Building Department (775-463-6591), whose adopted codes (2024 suite) and fee schedule differ substantially. There is no separate commercial application form: the same universal Building Permit Application (PW106) serves both Commercial (IBC 2018) and Residential (IRC 2018) work, but the application publishes a dedicated five-step COMMERCIAL track with materially different rules — all commercial work must be completed by a licensed contractor (no owner-builder option), all commercial work is subject to mandatory Mason Valley Fire District review that must be signed off before the City can issue the permit, and the published commercial plan-review timeline is up to ninety days in some cases (versus up to ten days residential).

Requirements

  • All commercial work must be completed by a licensed contractor holding a valid Nevada State Contractors Board license AND a current City of Yerington business license — the owner-builder exemption (NRS 624.031(4)) applies only to residential structures and is not available for commercial work (Commercial Step 1, PW106)
  • Tax Verification form must be signed by the Lyon County Clerk's Office (27 South Main Street) before any permit can be issued; permits cannot be issued if Lyon County property taxes on the parcel are delinquent (Commercial Step 2, PW106)
  • Contact the Building Department to determine required fees before submitting — fees are calculated on the valuation of the entire project (all material, labor, engineering, and other services) or the contractor's bid amount, and a permit cannot be issued until all fees are paid (Commercial Step 3, PW106)
  • Contact the Mason Valley Fire District at (775) 463-2261 to determine whether the project requires fire review — the District requires a separate application, plan submittal, and fee, and the fire review must be completed and signed off BEFORE a city building permit can be issued (Commercial Step 4, PW106); the application's cover sheet states all commercial work is subject to Fire District review
  • Two sets of identical plans on 11x17-inch (tabloid) paper are required; one approved set is stamped by the City and returned with the permit to be kept on site for the duration of the project
  • Plans for many project types must be stamped by a Nevada-licensed engineer or architect — the City cannot accept plans stamped only by an out-of-state professional; a plot plan showing lot lines, existing structures, and project features is required for zoning and setback review
  • Applicant must acknowledge compliance with Yerington City Code Title 12 (flood zones) and certify a current contractors license and City business license on the application
  • A 24-hour advance notice is required to schedule all inspections; a project is not complete until the Permit Final is signed by a City Building Official, after which a Certificate of Occupancy is issued as required

Required documents

  • RequiredBuilding Permit Application (PW106, Rev. 7, 06/2025)Universal City of Yerington Commercial (IBC 2018) / Residential (IRC 2018) application; submitted with original signatures in person or by mail to 14 E. Goldfield Ave; includes project valuation, project area (structures/landscaping/site work), and General/Specialty/HVAC/Electrical/Plumbing contractor sections plus a Design Professional section — missing information will delay permit issue
  • RequiredTax Verification FormProperty tax statement signed by the Lyon County Clerk's Office certifying taxes are current on the subject APN; hard prerequisite to issuance
  • RequiredConstruction Plans (2 identical sets, 11x17 tabloid)Stamped by a Nevada-licensed engineer or architect where required, plus a plot plan for zoning and setback review
  • RequiredMason Valley Fire District approved plans / fire review sign-offSeparate application, plan submittal, and fee filed directly with the Mason Valley Fire District (775-463-2261); sign-off required before the City can issue the building permit

Commercial Tenant Improvement (TI) Permit

Verified

Required for interior build-outs and improvements of commercial tenant spaces within Yerington city limits. 'TI' is its own checkbox category in the For Office Use block of the City's universal Building Permit Application (PW106) — listed alongside New, Repair, Demo, Addition, and the other project types — so the City formally recognizes and tracks tenant improvements as a distinct project category, the same way it does SOLAR and SIGN. However, TI is NOT a separately administered permit: there is no TI-specific application form, fee table, or published timeline. A commercial TI runs through the identical five-step commercial track as new commercial construction — licensed contractor only (no owner-builder for commercial or rental work), Tax Verification, valuation-based fees from the same Building Valuation Data Sheets (GL 01-13-00-3117), mandatory Mason Valley Fire District review before issuance, and the same published up-to-ninety-days commercial plan-review window. Governed by the 2018 International Existing Building Code and 2018 IBC as adopted (Yerington City Code Title 1, Chapter 9). If the improvement changes the space's occupancy classification, see this file's certificate-of-occupancy-permit entry — the City has no separate change-of-use application either.

Requirements

  • Apply via the universal Building Permit Application (PW106), with 'TI' checked under the For Office Use category block
  • All commercial work must be completed by a licensed contractor holding a Nevada State Contractors Board license and a current City of Yerington business license — the owner-builder exemption is residential-only, and rental property work must also be completed by a licensed contractor per the application's cover sheet

Tenant build-outs affecting exits, occupancy or fire systems should expect this review.
