Requirements
- Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure shall first apply to the Building Official and obtain the required permit
- Complete Village of Corrales Application for Construction Permit, submitted with all drawings electronically via email to the Building Official (PDF format only); in-office applications accepted but plans must still be submitted electronically
- Lot coverage (new construction plus all existing structures and paved surfaces) may not exceed 35% of the lot
- Setbacks: 25 feet front, 10 feet sides and rear (Village Code Sec. 18-37(g); intensive agriculture requires 25 feet on all sides)
- Maximum height: 26 feet to the ridgeline or top of parapet for any building, antenna, or structure
- Site Plan required showing existing/proposed structures, property lines with dimensions, all utility connections (water, sewer, electrical), and general drainage/grading information, including on-site stormwater retention (pond size = total impervious area x 2.99 / 12 = cubic feet required)
- If the building site is west of the Corrales Main Canal, a Grading and Drainage Plan prepared and sealed by a New Mexico-licensed professional engineer or architect is required per Village Code Sec. 18-160 through 18-172
- Liquid Waste Disposal (septic) Permit from the New Mexico Environment Department office in Rio Rancho (4359 Jager Dr. NE, Suite B, Rio Rancho, NM 87144, (505) 771-5980) required prior to or with submittal; no septic tank or field may be placed within 100 feet of any existing well
- Elevation Certificate from a licensed surveyor required if the property is in a flood zone
