Requirements
- New Single Family Detached (IRC), New Single Family Attached (Duplex) (IRC), or New Townhouses (IRC) — per the County's official 2025 scope-of-work classification list
- Construction or removal of any building/structure may not commence until a valid building permit is obtained from the County Building Official (Summit County Development Code § 10-3-20)
- A source of water must be verified prior to issuance of a building permit for a dwelling — either a statement from an existing water system representative confirming hookup capacity, or evidence of water rights/state engineer filing number for a private source
- A site plan (11"x17" minimum to 36"x48" maximum) must be submitted with the application; must be prepared and wet-stamped by a Utah-licensed surveyor, architect, landscape architect, or engineer if the parcel has a platted building pad, average grade over 5%, proposed structure height over 28 feet, or setbacks closer than 3 feet to the required line
- Financial security (bond or escrow) may be required prior to permit issuance to cover site debris/material abatement costs
