  • Construction plans: floor plans, footing/foundation details, structural framing, electrical/mechanical/plumbing design details, energy code compliance documentation (RES Check, COMM Check, Manual D/J/S as applicable)
  • Structural calculations stamped by a Utah-licensed structural engineer (roof trusses may be a deferred submittal)
  • Geotechnical report, including slope stability evaluation and retaining wall design, if lot slope exceeds 15%
  • HOA approval if applicable
  • Plan Check Deposit, based on gross square footage and/or valuation, due at application

  • Basement finish work: 2 sets of scale drawings (1/4" = 1'), gross floor area and room sizes, labeled rooms including proposed future use of unfinished areas, identification of new vs. existing construction
  • Window sizes/types, ceiling heights, smoke/CO detector locations, electrical device types and locations, plumbing fixture locations, water heater/floor drain/water softener locations, furnace and return air location, heat source in all habitable rooms
  • Gas line drawing required for any additional gas-fired appliances or gas line extension
  • Blue Stakes (811) utility locate required before any digging
  • HOA-approved and signed plans required for any exterior changes (e.g. walkouts), if applicable
