TWO DIFFERENT SETS, BOTH LABELLED BY THE CITY. "Permit Center and Appointment Hours": Monday to Friday 8:00 am - noon and 1:00 pm - 4:00 pm, Saturday and Sunday closed. "Phone Hours": Monday to Friday 7:30 am - noon and 1:00 pm - 4:30 pm, Saturday and Sunday closed. The phone opens half an hour earlier and closes half an hour later than the counter, and both shut over lunch.

    Booked online without an account, up to 11:30 p.m. the night before

    "Inspections can be scheduled online through our Roseville Inspection Scheduler. You do not need to register for an account, nor login." Requests can be made "anytime of the day up until 11:30 p.m. for the following business day", and "Inspections cannot be scheduled more than 15 days in advance."

    Three exceptions to that cut-off

    "Water, Sewer, and Water Efficiency Landscape Ordinance Pre-Final inspection requests must be made by 2:00 p.m. for the following business day." Fire Department requests are "acknowledged and scheduled for your review in our OPS Portal by 9:00 am the following business day", and "Fire inspections will be performed within 2-business days of your request."

    Performed Monday to Friday, 8:00 a.m. to 3:00 p.m.

    "Inspections are performed Monday - Friday (except holidays), 8:00 a.m. to 3:00 p.m. Special arrangements can be made ahead of time for an inspection as early as 7:00 a.m." The city also warns that "Due to scheduling conflicts, all scheduled start times are estimated time frames only."

    Your inspector's name and cell number are published on the morning

    "You can find out the name and cell phone number of your assigned inspector anytime after 7:30 a.m. the morning of your scheduled inspection, by checking Today's Building Inspections." The city expects direct contact: "You may ask your inspector any questions, provide any special information (e.g. subdivision gate codes), or request an approximate time of arrival."

    What must be on site, and who

    Stamped approved construction documents must be "in a printed format, clear and legible, and on the jobsite at time of inspection" - "Color prints are strongly preferred, but black/white prints are sufficient" - as must the issued Inspection Card. For interior access "A person aged 18 years or older must be present." A backyard-only inspection may proceed with nobody there "provided that a note written/signed by the property owner, or their representative, is posted on the front door."

    Bring your own ladder

    "Our inspectors do not have ladders. Please have a ladder on-site at time of inspection, if needed to access work performed at an elevated level."

    Cancelling, and the point after which online stops working

    "You can cancel or reschedule your inspection online anytime of the day up until 11:30 p.m. the day prior to the scheduled inspection. Any request to cancel or reschedule your inspection on the day of the scheduled inspection must be handled directly with the assigned inspector."

    Results by email, and the certificate arrives with them

    Results including any corrections are emailed to the permit holder of record, the requestor and any stated results contact. On an approved commercial Building Final "this email notification will include a link to the signed Certificate of Occupancy, if applicable", and a copy "will automatically be attached to the permit record".
