Inspection sequence

Applies to: Residential Home Permit (New Construction — Single Family, Duplex, Zero Lot Line, Townhouse)

    Foundation

    Foundation inspection per the cross-section, footing, j-bolt, stem wall, and rebar details required on the Residential New Home Checklist.

  2. 2

    Framing

    Framing inspection covering floor joists, wall bracing design, roof framing/truss layout, and header/beam sizing per the checklist.

  3. 3

    Final / Certificate of Occupancy

    Final inspection required before a Certificate of Occupancy is issued; no occupancy is allowed and utilities will not be enabled until the Certificate of Occupancy is issued, per the Residential Home Permit Application. A temporary C of O is available for incomplete work under extenuating circumstances (e.g., frozen ground) for a $1,000 refundable fee.

    State Electrical Inspection

    Performed by an Idaho DOPL inspector; wiring, disconnect placement, and interconnection point verified before energizing; renewable energy installations require a plan check prior to this final inspection

    City Final Inspection (Building)

    Racking/roof-penetration attachment and structural compliance verified; a Certificate of Occupancy is required before utilities are enabled, per the City's application form
