Requirements

• New single-family dwelling or residential outbuilding construction
• Any work regulated by the adopted 2024 IBC / 2021 IRC
• Plans submitted electronically via the City's CivicReview portal, drawn to scale by a Structural Engineer or Architect licensed in Utah for non-conventional designs
• Sidewalks required along all street frontages per Tremonton City Code § 1.28.015 (waivable by written request to the Land Use Authority Board)

• Only property owners or their duly authorized agents may apply, on forms approved by the Zoning Administrator (§ 1.27.015.A)
• Application must include the processing fee and all supporting materials required by Chapter 1.27; incomplete applications are not processed (§ 1.27.015.B)
• One digital copy, sized at a maximum of ledger (11" x 17"), of each sheet of the Site Plan (§ 1.27.015.C.1)
• Site Plan drawn to scale showing the proposed sign location, parking areas, landscaped areas, and buildings; if the sign is within 100 feet of a property line, those features must be shown for property within 100 feet of the sign (§ 1.27.020.A)
• Signs other than monument-style must have a minimum 8-foot clearance from walking areas and must not project over a property line, with limited exceptions (§ 1.27.010 area)
• No sign of any kind is allowed in a residential zone unless otherwise specifically noted in Chapter 1.27

• Water supply analysis (static pressure, residual pressure, flow) provided per Utah Administrative Rule R710-4-5(A)(B)(C), sourced from contract specifications, a water supply analysis, the water purveyor, or a flow test
• Plans, hydraulic calculations, and material submittals prepared/stamped by a licensed fire sprinkler contractor
• Plan review fee paid to the Utah State Fire Marshal's Office before plan review is released

• Zoning Administrator review to confirm the new use conforms to zoning requirements, per § 1.28.035(A)
• Building Official review to confirm the structure conforms to the adopted Building Code and City Ordinances for the new occupancy, per § 1.28.035(B)
• Final inspection and issuance of a Certificate of Occupancy by the Building Official before the new use may commence, per § 1.28.050
