Applies to: Change of Use / New Certificate of Occupancy

    Zoning conformance review

    The zoning inspector issues the permit only when it appears the proposed use fully conforms to the Zoning Ordinance, and must withhold it in any other case (Sec. 1201.01)

    Outdoor lighting compliance review

    All outdoor lighting related to the new use must be reviewed and made to comply with Section 623.00 of the Zoning Ordinance when the use of an existing building, structure or premises changes (Sec. 623.07(B))

    Certificate of Occupancy issuance

    New Certificate of Occupancy signed by the County Building Official or designee, stating that the building, structure or use complies with the Zoning Ordinance and may be used for the purposes stated; the Assessor and the Arizona Department of Revenue are notified on issuance (Sec. 1201.00(C))

    Sign footing and structural support inspected before concrete pour, under the inspection procedures of the Yuma County Comprehensive Building and Safety Code incorporated by Zoning Ordinance Sec. 800.02

    Sign illumination wiring inspected under the 2020 National Electrical Code as amended and adopted by Yuma County, and against the Outdoor Lighting Section (Sec. 1109.00) limits on intermittent, flashing, or varying-intensity illumination

    Final

    Sign erected per approved plans; for freestanding and off-site signs, verify the permit number and date of issue are permanently affixed in a conspicuous place and legible (Sec. 800.08)
