When you need this permit

  • One ADU (attached or detached) permitted per single-family unit, in all zone districts (including PUDs) that allow single-family detached or attached (rowhome/townhome) units
  • Maximum size: 1,000 sq ft detached / 800 sq ft attached, or up to 75% of the primary house's square footage (whichever is less); ADUs of at least 500 sq ft are always allowed if other requirements are met
  • Maximum height: same as primary house (attached) / 25 feet (detached)
  • Setbacks: same as primary house with 10-ft minimum rear setback (attached); standard accessory-structure setbacks (detached)
  • One off-street parking space required only if on-street parking is prohibited on the block AND no excess parking exists on the lot
  • Not permitted in the front yard, except in Old Town in an existing building
  • First 500 sq ft of an ADU is exempt from lot coverage/FAR calculations and from Development Impact Fee calculations
  • Historic-landmark, affordable-housing (deed-restricted per LMC Ch. 17.76), and accessible-dwelling-unit ADUs may qualify for a size increase to 1,000 sq ft (detached) / 1,200 sq ft (attached)

  • Confirm your ADU's size against BOTH the flat cap (1,000 sq ft detached / 800 sq ft attached) AND the 75%-of-primary-house rule — whichever is lower governs, though a 500-sq-ft floor always applies.
  • The first 500 sq ft of any ADU escapes both lot-coverage/FAR limits and Development Impact Fee calculations — a meaningful cost break worth designing around.
  • If your ADU predates May 20, 2025 and was never permitted, the Certificate of Exception pathway (deadline December 31, 2026) is a materially different — and cheaper — process than a new-construction ADU permit; don't conflate the two.
