Inspection sequence

Applies to: Residential Building Permit (New Construction)

    Foundation

    Before concrete pour; must be inspected/reported by a Colorado-licensed professional engineer or registered architect per local amendment R109.1.1.1, in addition to the Town's own foundation inspection

  2. 2

    Framing

    Structural framing per 2024 IRC and approved plans

  3. 3

    Electrical Rough-In

    Verifies wiring, panel capacity, and — where a solar-ready zone is installed — conduit/prewiring from the solar-ready zone to the electrical panel (local amendment R105.2.4.1)

  4. 4

    Insulation and Fenestration Rough-In

    Verifies insulation types/R-values and fenestration U-factors before interior finish, per local amendment R105.2.4.2

  5. 5

    Final

    All work complete, ready for Certificate of Occupancy

Applies to: Residential Addition / Remodel / Basement Finish Permit

    Foundation (if applicable)

    For additions or garages with new footings — 36-inch minimum frost depth

    Structural framing and connection to existing structure

    MEP Rough-In

    Mechanical, electrical, plumbing rough-in before walls closed
