  • Budget for far more than the permit fee: on new commercial buildings the development impact fees, stormwater impact fee, water/wastewater system development fees (five to seven figures depending on meter size) and the administrative cost allocation recovery fee are due at issuance and typically dwarf the valuation-based permit fee
  • The Site Development Plan comes first — new construction or complete redevelopment SDP review is $4,800 (over 10 acres) or $3,000 (10 acres or less), and construction document review is $3,000 (up to 5 acres, plus $350/acre over 5) before the building permit stage
  • Check the Town's Colorado Wildfire Resiliency map early: properties classified moderate or high fire intensity carry additional exterior material requirements effective July 1, 2026
