Tips

  • Broomfield runs new commercial permits as a multi-agency package: the Building Division review (6-7 weeks to first comments) is only one track — you must separately submit to North Metro Fire Rescue District, the Broomfield Health Department (food service/public pools), City Engineering (grading and utilities), and Stormwater (sites over one acre). The Building Division routes plans to Planning itself.
  • There is no separate large-commercial or office-park permitting track for the US 36/Interlocken corridor — all new commercial construction, whatever the size, goes through the same New Commercial Building application; scale is handled through the parallel Engineering, Stormwater, and fire-district submittals rather than a distinct permit type.
  • Since August 1, 2026 Broomfield enforces the 2026 NEC — the July 2026 commercial submittal requirements already direct all submittals to the 2024 I-Codes plus 2026 NEC; electrical sheets designed to the 2023 NEC will be reviewed against the new edition.
  • Colorado's SB26-093 workers' compensation compliance form (C.R.S. 8-41-213) is now baked into the application: any project over $1 million total construction cost must include CDLE Form WC205 for the permit holder and all contractors/subcontractors. Contractor
  • Commercial permits are one of the few Broomfield categories still requiring a hard copy — 1 stamped hard-copy plan set plus an electronic full set, unlike tenant finish which is all-electronic.
  • Budget for the stack of non-permit costs: 65% plan review fee, 4.15% use tax on 50% of valuation, a second 4.15% use tax on 50% of site-work valuation via Engineering, NMFRD impact fees ($1.50-$2.04/sq ft for most commercial/office uses), and water/sewer license fees that jumped sharply January 1, 2026.

Broomfield, Colorado has adopted: Colorado is a home-rule state with NO single statewide building code — each municipality and county adopts and amends its own code edition(s). The only statewide floor requirements are energy-code related (HB22-1362, the Colorado Energy Code Board / Model Low Energy and Carbon Code process) and, for accessory dwelling units, HB24-1152 (statewide ADU standards for eligible jurisdictions). Applicants working in any other Colorado city or county must independently confirm that jurisdiction's own adopted code edition and amendments — do not assume Broomfield's editions apply elsewhere. The City's Building Division page still carries unchanged 2025-vintage text (re-fetched live 2026-07-23, identical to the 2026-07-18 and 2026-07-03 captures) stating Broomfield had not yet held its adoption hearing and was not expected to consider adoption until early 2026. The dedicated Broomfield Voice WUI page (also re-fetched live 2026-07-23, unchanged since its 2026-04-15 update) is more current and explicit: as of its last update the Wildfire Resilience Code 'has not been adopted by Broomfield,' hearing dates are 'not yet set,' and adoption-ordinance readings 'are not anticipated to occur until the second half of 2026.' Both the March 1, 2026 statewide adoption deadline and the June 1, 2026 enforcement deadline have now passed with no adoption on record on either page — Broomfield's WUI code is not yet in effect as of today.
