Applies to: Commercial Building Permit (New Commercial Construction & Commercial Additions)

   Special/Engineer Inspections

   Per the Special Inspection Acknowledgement program; engineer inspections require an original signed and sealed inspection report submitted to buildingpermits@broomfield.org before rough and final inspections can be scheduled (Inspections page)

   Rough Inspections (trades)

   Structural framing and electrical/mechanical/plumbing/fire-sprinkler rough-in before concealment; scheduled via 303-438-6376 option 1 with the BP permit number and 3-digit inspection code

3. 3

   Final Inspection

   All work complete per approved plans; permit card and plan set must be on site or a $150.00 re-inspection fee may be assessed; use-tax records subject to audit for 3 years following final inspection or C.O.

Applies to: Accessory Dwelling Unit (ADU) Permit

   Foundation/Framing (detached ADU) or Framing (attached/internal)

   Structural inspection appropriate to ADU type before concealment

   Final

   Completed ADU verified against approved plans and ADU Checklist, prior to occupancy

Applies to: Change of Use Permit

   Building/Life-Safety Walkthrough

   Verifies the space meets the life-safety, egress, and occupancy-classification requirements of the new use under the 2024 IEBC change-of-occupancy provisions; scope depends on whether the use change involves construction

   Final

   All work (if any) complete per approved plans, prior to Certificate of Occupancy issuance for the new use

Applies to: Electrical Permit

   Rough-In

   Wiring and box placement before walls are closed

   Final

   Devices installed and panel verified per the 2023 NEC

Applies to: EV Charging Station Permit

   Underground Inspection

   May be required depending on installation scope (e.g., trenching for conduit to a detached charging location)

   Final Inspection

   Always required — verifies completed EVSE installation, circuit, and grounding

Applies to: Fire Sprinkler and Fire Alarm Permit

   Rough-In

   Sprinkler piping/heads or alarm wiring and devices installed before concealment; scheduled with NMFRD with a minimum of 2 business days' notice

   Final / Acceptance Test

   System tested and verified operational (hydrostatic/flow test for sprinklers, full device test for alarm systems) before the fire-protection system is placed in service

Applies to: Mechanical / HVAC Permit

   Rough-In

   Ductwork and gas piping installed and pressure-tested before concealment

   Final

   Equipment operational, smoke/carbon monoxide alarms verified for furnace/A/C installs

Applies to: Plumbing Permit

   Before concealment — pipe slope, materials, and cleanouts verified

   Fixtures connected, water heater venting and combustion air verified, no leaks

Applies to: Re-Roofing Permit

   Called when the roof is 25%-50% complete, before shingles fully cover underlayment/flashing

Applies to: Residential Addition / Basement Finish / Remodel Permit

   Structural framing and mechanical/electrical/plumbing rough-in before walls closed

   Engineered footing inspection before concealment, where an engineered foundation is required

   Sign installed per approved plans; electrical connection and illumination compliance (0.3 foot-candle limit) verified for illuminated signs

Applies to: Tenant Finish / Commercial Remodel Permit
