Tips
- Public Works plan review uses the 2017 Idaho Standards for Public Works Construction (ISPWC) plus the 2020 Emmett Supplemental Construction Specifications — separate from the Building Department's IBC/IFC/IECC review.
- All digging in the city right-of-way requires a separate Right-of-Way application and permit from Public Works.
- Minimum fire flow (gpm) and sprinkler/detection system information must be specified on the application per IFC 2018.
- The City has not published a valuation-based fee table for this permit — contact the Building Department at (208) 365-6050 EXT 6 for a project-specific quote.
- Idaho Code Section 39-4117's 20-business-day figure (added 2025) is a completeness-review deadline, not a permit-approval timeline — budget additional, currently unpublished time for the actual plan review and inspection cycle beyond that point.
- The Commercial Building Permit Application form itself covers new construction, additions, remodels, repairs, and tenant improvements (there is a dedicated 'Tenant Improvement' checkbox under Type of Permit) — Emmett has no separate tenant-improvement permit product or application.
