Residential Building Permit

Verified

Required for new single-family and duplex residential construction and any work regulated by the statewide-adopted 2021 IRC / 2024 IBC. Nephi's Building Department (staffed separately from the Juab County-contracted Planning and Zoning function) issues the permit; plan review and building inspection services are themselves delivered under a competitively-bid professional-services contract (RFP No. 22-01) rather than by county staff. The core Building Permit fee is valuation-based (no flat citywide table is published); a $1,000 non-refundable Building Permit Application Deposit is credited toward the final fee at issuance.

  • Completed Nephi City Building Permit Application (Rev. 12-6-23), signed by owner and contractor
  • Signed Receipt of Nephi City Policy Documents (Electrical, Natural Gas, Sewer Lateral, and Curb/Gutter/Sidewalk policy packets)
  • Two sets of plans and a plat map/site plan submitted to the Building Department after Planning and Zoning approval of the underlying land use application
  • Toilet on site before work commences (per the official Building Permit Application, Page 2 conditions)
  • Compliance with subdivision soils report recommendations where applicable (collapsible soils notice, per the official application form)
