When you need this permit
- Building permit required for additions, remodels, and alterations affecting structural, fire, or life-safety elements, including porches, additions, and garages
- Applicants must provide a signed contract identifying the value of work performed as the fee basis; if unavailable, valuation is assigned per the ICC Valuation Table based on the IEBC alteration level
- Level 1 Alteration (5% of standard valuation): removal and replacement of existing materials, equipment, or fixtures
- Level 2 Alteration (15% of standard valuation): reconfiguration of space, addition/elimination of any door or window, reconfiguration/extension of any system, or installation of additional equipment
- Level 3 Alteration (30% of standard valuation): alterations where the work area exceeds 50% of the building area
- A site plan showing lot lines, setbacks, and existing/proposed structures is required
- Interior finish work (paint, tile, carpet, cabinets, countertops) that does not affect plumbing or electrical systems does NOT require a permit
- Falls under the Standard Lane permit review track (20-business-day performance goal)
