Tips
- Detached garages, carports, storage sheds, patio covers, and gazebos on existing R-3 lots are billed under the same Table 1-A valuation fee as full room additions — there is no separate flat fee for these accessory structures in Carefree.
- The Town's general plan-review timeline (3-4 weeks first review, 2-3 weeks second review, per the Summary of Building Permit Process) applies uniformly; Carefree's published guidance does not carve out a faster track for additions/remodels specifically.
- If cumulative work within a 12-month window exceeds 50% of the existing structure's value, the entire building must be brought up to new-construction code standards, including mandatory fire sprinklers.
