- Commercial flat roofs require a plan review; submit installation instructions, fire classification, insulation R-value (above/below deck), wind classification, and building height
- Rooftop-mounted equipment (mechanical units, ducts, piping) must be supported by curbs/pads/bases/piers, flashed watertight, with unsupported sections at least 12 inches above the roof plane so they don't obstruct future re-roofing
