Inspection sequence

Applies to: Commercial Building Permit

    Foundation / Footing

    Before concrete pour, per standard IBC inspection sequence enforced by Hurricane Building Department. Scheduled through the builder's account on City Inspect; Hurricane does not perform same-day inspections — next-day requests must be submitted by 3:00 PM the prior business day.

    Structural / Framing

    Framing and structural elements verified against submitted structural calculations before close-in.

  3. 3

    MEP Rough-In

    Electrical, mechanical, and plumbing rough-in verified against submitted plans.

  4. 4

    Final

    All work complete before occupancy.

Applies to: Commercial Tenant Improvement / Tenant Finish Permit

    Framing / Structural (if applicable)

    Wall construction and any structural modifications verified before close-in, where applicable to the scope of work.

    MEP Rough-In

    Electrical, mechanical, and plumbing rough-in verified against submitted plans.

    Final

    Underground Flush

    Flush test of underground fire sprinkler supply piping, part of the all-inclusive Sprinkler System fee.

    Rough-In

    Rough-in inspection of sprinkler piping before concealment, part of the all-inclusive Sprinkler System fee.

    Acceptance (and Final Occupancy for residential)

    Final acceptance test of the completed system; residential fee additionally bundles final occupancy sign-off.

    City Building, Zoning, and Fire Officials Review (and County Health Officials where applicable)

    Per the Business License Application's bold notice, business may not commence until these inspections are completed and the building is approved for business activities. City staff determine on the application's Office-Use-Only section whether this specifically includes a Certificate of Occupancy or Tenant Improvement inspection, and/or a Building Permit.

    Fire Inspection (Hurricane Valley Fire District)

    New businesses may be required to pass a fire inspection (extinguishers, exits/aisles, electrical equipment, storage, fire protection systems) before license issuance. The licensing clerk informs applicants whether required; scheduled through Hurricane Valley Fire District, (435) 635-9562.

    Scheduled through the builder's account on City Inspect once the permit is paid and issued. Hurricane does not perform same-day inspections — next-day inspection requests must be submitted through the portal by 3:00 PM the business day before.

    Recommended pre-submittal consultation with Hurricane City Power (contact: powermike@hurricane.utah.gov, (435) 635-5536) to determine the project's power needs and service requirements before applying.
