Codes adopted

The State Building Code is in effect in every county and city in Washington, and its minimum performance standards may not be diminished locally. A local amendment that affects single-family or multifamily residential buildings is not effective unless the State Building Code Council approves it; amendments to non-residential provisions carry no such approval requirement.

  • 2021 International Building Code — SMC 14.04.010(1): "International Building Code, 2021 Edition, as published by the International Code Council, together with Washington State amendments as set forth in Chapter 51-50 WAC, together with Appendix E and Appendix J, Sections 101 through 111". Note the PARTIAL appendix adoption: Appendix J only at Sections 101 through 111.
  • 2021 International Residential Code — SMC 14.04.010(2): "International Residential Code, published by the International Code Council, 2021 Edition, together with Washington State amendments as set forth in Chapter 51-51 WAC".
  • International Mechanical Code — adopted under Chapter 51-52 WAC.
  • Uniform Plumbing Code — adopted under Chapter 51-56 WAC.
  • Washington State Energy Code, Residential — adopted under Chapter 51-11R WAC.
  • Fire Code — SMC Chapter 14.06, kept separate from the building code chapter.
  • RCW 19.27 — the Washington State Building Code. The adoption is expressed as taking codes "The following international codes, which have been adopted with amendments by the State Building Code Council pursuant to Chapter 19.27 RCW, are herewith adopted by reference as though fully set forth in this chapter".

Permit types & fees

Stanwood's permit history isn't searchable here yet

This page covers what the permit requires. What we don't have for Stanwood yet is the record of permits actually issued — the history you'd search by street address. That is a gap in our coverage, not a statement about any particular property.

Your email, and the place — never an address. We only use it to tell you when Stanwood lands. Privacy.

Tips & gotchas

  • STANWOOD'S DESIGN CRITERIA ARE IN ITS CODE AND THEY ARE NOT YOUR NEIGHBOUR'S: ground snow 25 psf, wind 110 mph, seismic D2, frost line 12 inches, winter design temperature 27 degrees.
  • Roof snow load is 25 psf unless the structural engineer of record proves otherwise — the exception is evidential, not discretionary.
  • IBC Appendix J is adopted only at Sections 101 through 111, not in full.
  • Appeals go through SMC 14.04.020; the appeal sections in the IBC and IRC are amended out.
  • No fee schedule was found in SMC Title 14 or at the city pages looked at — Title 14 covers adoption, appeals and penalties but not fees. Ask the city.
