When you need this permit
- Additions (footprint or height change) require a Site Plan, Structural Plans, and Architectural Plans similar to new construction
- Interior renovations/alterations that do NOT change the building footprint (including exterior decks without roofs) fall under a lighter 5-business-day initial review track, though significant gut/remodels, occupancy changes, significant structural alterations, or significant fire alarm/sprinkler changes can extend that timeline
- A Licensed Structural Engineer's design may be required if walls being modified are structural, or if the project is complex enough that RCRBD requests it during review
- Engineered electrical plans required only if the project increases residential electrical service to 400 AMP or larger
- Work exempt from a permit: removal of substrate exposing floor/ceiling/wall/attic cavities for minor repair/alteration is exempt if less than 96 sq ft total is exposed (other trade permits still required if THEIR thresholds are triggered); replacement of deck boards using same-or-greater thickness material is exempt
