Sign Permit (Sign Design Review) in Unincorporated Clark County, Nevada
Required for installation of most permanent commercial signage in unincorporated Clark County. The process has two parts: (1) a zoning entitlement review — Sign Design Review or Administrative Sign Design Review — through the Department of Comprehensive Planning, which confirms the sign complies with Title 30 Chapter 30.72 (On-Premise Signs); and (2) a construction/building permit from the Department of Building, billed under the same valuation-based Table 3-A schedule used for other building permits in this file. Simple property/yard signs may instead qualify for a lower-tier Property/Yard Sign Permit.

When you need this permit
- Permanent on-premise signage (freestanding, monument, wall, nameplate, project identification, animated/electronic message, directional) is regulated under Title 30 Chapter 30.72 and Table 30.72-1, which sets maximum sign area, number of signs, height, setbacks, and minimum separations by zoning district and use
- A Sign Design Review or Administrative Sign Design Review application must be submitted to Comprehensive Planning to demonstrate Title 30 compliance before a sign construction permit will be accepted; a pre-review appointment via the Citizen Access Portal is required before submittal
- Application package generally includes: Application Form, Assessor's Parcel Map, current Deed, Justification Letter, Owner/Signing Authority documentation, and a Site Plan (elevations also required for the full Sign Design Review track)
- Digital/electronic message sign conversions are a distinct category under §30.05.06, carrying their own much higher zoning fee, and are subject to luminance standards (signs may not increase lighting levels by more than 0.3 foot-candles over ambient at set measuring distances, per §30.72.040(13))
- After zoning approval, actual sign construction still requires a separate building/construction permit from the Department of Building, billed under Table 3-A valuation-based fees (Clark County Code §22.02.390); required permit fees are doubled if construction begins before the permit is issued or exceeds the scope of the valid permit
- No sign may be placed within a public right-of-way, drainage channel, or sight zone (Chapter 30.52), or in a way that obstructs a required door, window, fire escape, or standpipe, per §30.72.040
- Up to 3 non-commercial flags are permitted per improved lot without a sign permit, subject to a 10-foot setback from any property line/right-of-way and the zoning district's height limit for principal structures (§30.72.040(11))
