Inspection sequence

Applies to: Residential Building Permit

    Temporary Power

    After pedestal/panel and GFCI outlets are installed and grounding electrode system is visible.

  2. 2

    Footing

    After footings have been dug and rebar has been placed.

  3. 3

    Foundation

    After forms have been set and rebar is placed and supported with 3-inch clearance to earth.

  4. 4

    Underground Plumbing

    After all pipes have been installed and system is being tested and before backfilling.

  5. 5

    Underground Electrical

    After all conduit is installed and metal joints protected.

  6. 6

    Underground Mechanical

    After all duct is installed and sloped to an approved location.

  7. 7

    Underground Gas

    After gas line is installed, tracer wire is placed and gas lines are being tested.

  8. 8

    Plumbing Rough-In

    After all plumbing drains, vents, and water lines are installed and being tested.

  9. 9

    Electrical Rough-In

    After all electrical wires and boxes are installed.

  10. 10

    Mechanical Rough-In

    After all duct, vents, flues, and combustion air are installed that will not be exposed for final.

  11. 11

    Framing

    After plumbing, electrical, and mechanical have been installed and framing is completed, including windows and doors. Before any weather barrier is installed.

    Insulation

    After insulation (except attic blown-in) has been installed, including foam at windows, doors, and top and bottom plate penetrations.

  13. 13

    Final

    After building is complete and ready for occupancy. Includes grading, concrete, address, and landscaping if required. Engineering and Land Disturbance Permit approval are needed.

    Foundation

    Footings, forms, rebar — before concrete pour.

    Framing

    Structure, fire separation, egress windows.

  3. 3

    MEP Rough-In

    Mechanical, electrical, plumbing rough-ins before walls closed.

    Insulation

    Insulation and vapor barrier before drywall.

  5. 5

    Final

    All work complete, smoke/CO detectors, address posted, ready for occupancy.

    Framing

    Wall framing, fire blocking, egress window wells and openings verified.

    MEP Rough-In

    Electrical, plumbing, and HVAC rough-ins before walls closed.

  3. 3

    Insulation

    Insulation on exterior walls (except attic blown-in), including foam at windows, doors, and plate penetrations.

  4. 4

    Final

    Drywall, fixtures, smoke and CO detectors, and all finishes complete.

    Before concrete pour — verify excavation, forms, rebar, and anchor bolts

    Before backfill and before closing walls or ceilings

    Verify footing depth (below 30-inch frost line), diameter, and rebar before concrete pour.

    Posts, beams, joists, ledger connection, and hardware verified.

    Final

    Decking, stairs, guards, and railings complete. Guards required when deck surface is 30 inches or more above grade.

    Zoning Verification (Planning Department)

    Development Services/Planning confirms the proposed use complies with Riverton's zoning ordinance — required before a business license is issued for the new use.

    Certificate of Occupancy Commercial Checklist Sign-offs

    For new construction or an occupancy-classification change, the Building Official must receive electronic approval from each required department/agency (Public Works-Bonding, Planning, LTSWMP, LDP & SWPPP, Engineering, Water/Meter Set, Fire, Backflow Technician, and — as needed — Jordan Basin Improvement District, Salt Lake County Health Department, State Boiler Inspector, State Elevator Inspector, and Special Inspection Agency) before a Certificate of Occupancy is issued.

    Electrical Rough-In

    Conduit runs, wire sizing, disconnect placement. Provide approved photos of rough wiring, roof rack bonding, all junction boxes, flashing, bonding, and grounding per Riverton's solar inspection requirements.
