   Inspection scheduled through Ivins City's 'City Inspect' online portal prior to foundation pour, per standard IRC/IBC inspection sequencing administered by the Building/Zoning Department.

2. 2

   Framing

   Framing, fire-blocking, and rough mechanical/electrical/plumbing inspection prior to insulation and drywall.

3. 3

   Insulation / Energy

   Insulation and energy code compliance inspection per the adopted 2024 IECC (effective July 1, 2026, superseded the 2021 edition).

4. 4

   Final Inspection / Certificate of Occupancy

   Final combined building/electrical/mechanical/plumbing inspection required before Certificate of Occupancy issuance, scheduled via City Inspect (Building/Zoning Department, 435-634-9753).

Applies to: Commercial Tenant Improvement / Tenant Finish Permit

   Wall construction and any structural modifications verified before close-in, where applicable to the scope of work.

   MEP Rough-In

   Electrical, mechanical, and plumbing rough-in verified against submitted plans.

   Final

   All work complete before occupancy.

Applies to: Fire Sprinkler System Permit

   Underground Flush

   Acceptance test of underground sprinkler supply piping.

2. 2

   Hydrostatic Testing

   Pressure testing of the sprinkler system; first 2 tests included at the base rate, further tests billed individually.

3. 3

   Fire Sprinkler Inspection

   General fire sprinkler system inspection, billed at $135.00 per the Inspection and Enforcement Fees section.

Applies to: Change of Use / Certificate of Occupancy

   Building Department Floor Plan / Use Review

   Confirms the proposed use complies with land use ordinances and the adopted building code before the Commercial Business License (and implicitly, the certificate of occupancy requirement of § 16.26.105) is approved.

2. 2

   Public Safety Department Review

   Reviews hazardous processes or materials associated with the proposed use and whether additional permits (e.g., food handlers) are required, per the Commercial Business License Application.

Applies to: Fire Alarm System Permit

   Acceptance Testing

   First two acceptance tests included at the base plan-review-adjacent rate ($60.00); further tests billed individually at $60.00 each.

2. 2

   Fire Alarm Inspection

   General fire alarm system inspection, billed at $135.00 per the Inspection and Enforcement Fees section.

Applies to: Swimming Pool Permit

1. 1

   Pre-Gunite / Steel

   Inspection of excavation, steel reinforcement, and plumbing prior to gunite/shotcrete placement, scheduled via City Inspect.

2. 2

   Final / Barrier Compliance

   Final inspection confirming pool barrier/fencing compliance with the adopted 2024 ISPSC residential provisions (effective July 1, 2026, superseded the 2021 edition) before pool use is approved.

Final inspection only: EV Charger / EVSE Permit, Sign Permit, Solar Panel (PV) Permit
