Inspection sequence

Applies to: Commercial Building Permit

    SWPPP Notice of Intent (NOI)

    Required for initiation of the Stormwater Permit; must be scheduled at footings, per the Commercial New Build and Additions submittal requirements.

  2. 2

    Foundation / Footing

    Before concrete pour, per standard IBC inspection sequence.

  3. 3

    Structural / Framing

    Framing and structural elements, including truss layout and truss packet conformance, verified against submitted structural calculations.

  4. 4

    MEP Rough-In

    Electrical, mechanical, and plumbing rough-in verified against submitted plans.

  5. 5

    Final / Certificate of Occupancy

    Final inspection and approvals required from Building, Planning, Fire, Public Works, Power, Parks, and St. George Treatment (and any other permit-reviewing party) before Certificate of Occupancy is released. Four certifications — Soils Compliance Letter, Insulation Certification, Stucco Certification, and Termite Certification — must all be uploaded to the Building Permit before a CO can be released.

    Before concrete pour — verify excavation, forms, rebar, and anchor bolts

    After framing, sheathing, and rough-in MEP — before insulation or wall cover

    All work complete — inspections scheduled through the Builder Account on CityInspect

Applies to: Accessory Dwelling Unit (ADU)

    Footings, forms, rebar before concrete pour

    Framing

    Structure and fire separation from primary unit

    Final

    All work complete, deed restriction on file, ready for occupancy

Applies to: Commercial Tenant Improvement / Tenant Finish Permit

    Framing / Structural (if applicable)

    Wall construction and any structural modifications verified before close-in, where applicable to the scope of work.

    MEP Rough-In

    Electrical, mechanical, and plumbing rough-in verified against submitted plans.

  3. 3

    Final

    Accessible route of travel to the remodeled area and all finishes verified before occupancy; Building, Planning, Fire, Public Works, Power, and other reviewing departments sign off per Washington City's Packet Review process.

    Pool shell excavation, rebar, and plumbing before shotcrete/gunite

    Pool fencing and gates verified per Washington City Code Title 4 Ch. 6 and ISPSC 305.3.3/305.3.4

    Pool complete, equipment operational, barriers in place

    Verify asbestos clearance and any required Fire Department explosives approval before work begins

    Rough Electrical

    Conduit runs, wire sizing, lockable disconnect placement before energizing
