When you need this permit
- Building permit required before commencing any construction, enlargement, alteration, repair, demolition, or change of occupancy on property within Huachuca City, unless specifically exempted (Municipal Code § 15.60.010A)
- Applications for building permits must be made on forms provided by the Town; any required site plan review under Chapter 18.25 must be completed prior to building permit issuance (§ 15.60.010B)
- Plans must comply with the 2018 IRC and Town amendments, including Climatic and Geographic Design Criteria (115 mph wind, Exposure C; Seismic Design Category B; 18-20°F winter design temperature; very heavy termite potential; 0-inch frost line depth)
- Fire sprinklers are NOT required for one- and two-family dwellings (IRC § R309.5 and § R313 deleted by Town amendment)
- All accessory structures with a poured foundation require a concrete-encased electrode; service disconnecting means must be surface-mounted outside the structure, rated not less than 200 amperes 3-wire; aluminum conductors are prohibited Town-wide
- Building permits are valid for 180 days (renewable once for an additional 180 days at no charge); the entire project must be completed within one year of issuance or a new permit is required (§ 15.60.010C)
- Must conform to the Huachuca City zoning ordinance in addition to the adopted building code (§ 15.05.030)
