- Plans must comply with the 2024 IRC and City of Avondale amendments, including Climatic and Geographic Design Criteria (105 mph wind, Exposure B; Seismic Design Category B; 0 ground snow load; moderate-to-heavy termite potential)
- Required heating/cooling capable of maintaining a minimum 68°F and maximum 82°F (AC) or 88°F (evaporative cooling) at 3 ft above floor (IBC 1203.1)
- Complete electronic submittal required per the Residential Submittal Checklist (rev. 12.31.2025): foundation/roof/framing plans, site plan, floor plan, elevations, energy compliance report (2024 IECC), electrical one-line diagram, load calculations, panel schedule, mechanical Manual J/D/S calculations, plumbing fixture/isometric calculations, structural calculations for engineered plans, soils/geotechnical report (new build and ADU)
- Fire sprinkler plan required for residential submittals with 5,000 livable sq ft or greater (may be a deferred submittal); sprinklers are otherwise optional, not mandatory, under Avondale's amended IRC R309

- Per the City of Avondale Development Services Review Timelines (A.R.S. § 9-835 compliance document, revised 10/31/2024, effective 06/10/2024), Building Division applications get 16 business days for 1st review and 8 business days for each subsequent review; the City's business week is Monday–Thursday. Applications received before 3 p.m. start the clock that day; after 3 p.m. the clock starts the next business day.
- The FY2026 Rates and Fees Schedule (effective 9/1/2025) is the current, sole fee authority; a new rates-and-fees resolution was noticed for a City Council vote on July 13, 2026, so fee amounts should be reconfirmed if querying after that date.
- Inspections are scheduled via SELECTXT (text (833) 324-1348 with SCHEDULE/CANCEL/RESCHEDULE/RESULTS) or the Selectron Building Inspection website; next-business-day inspections must be requested by 4:00 p.m. Inspections run Monday–Thursday 7:00 a.m.–4:00 p.m., closed Fridays and City holidays.
- Permits become invalid if work is not commenced within 180 days of issuance, or if more than 180 days pass between approved inspections.
