Tips & gotchas

  • A BOOKED INSPECTION IS NOT A CONFIRMED ONE: "you will need to call (925) 960-4445 on the day of your inspection between: 7:00-8:00 AM to confirm." Nothing else in this corpus requires a same-morning confirmation call as a condition of the visit. Book by 11:00 PM the night before and then ring inside a one-hour window the next morning, or the arrangement is incomplete - and the window closes at the moment inspections start at 8:00.
  • AND THAT ONE CALL IS ALSO THE MOST USEFUL CALL OF THE DAY. In the same 7-8 AM window you can "get a one hour arrival time frame or... talk to an inspector". So the mandatory call is simultaneously the only route to a narrow arrival window and the only published route to the inspector. A contractor who treats it as a formality is giving up both.
  • AN AFTERNOON INSPECTION CAN BE MOVED EARLIER, WHICH IS THE OPPOSITE OF THE USUAL RISK: "There will be days that we complete all our inspections in the morning in which case your afternoon inspection will be scheduled for late morning." Every other city in this batch warns that a slot may slip later; Livermore warns that being late for your own PM slot can mean missing it entirely.
  • THREE NUMBERS COVER THREE PHASES OF ONE DAY, split by the clock rather than by subject: (925) 960-4430 to schedule, (925) 960-4445 to confirm or reach an inspector between 7 and 8 AM, and (925) 960-4410 for "questions, changes or cancellations after 8:00 AM".   • THE COUNTER SURVIVES BUT ITS MAIN FUNCTION DOES NOT: "Permits are no longer available over the counter." The Permit Center is open Monday to Thursday 9:00 to 4:00 and closed Fridays, so it is a place to ask questions and submit rather than a place to walk out with a permit. Napa, at the other extreme, has no online submittal route at all and the counter is the only way in.
  • ONE QUEUE SERVES FOUR DEPARTMENTS: the counter "Includes Building, Engineering, Housing and Human Services and Planning". A combined front desk is convenient when your project needs several of them and slow when it needs only one.
  • FRIDAY SERVICE IS REDUCED OR ABSENT IN SEVEN OF THE RECORDS ADDED IN THIS CALIFORNIA BATCH - Livermore and Napa and Yuba City close the counter entirely, Antioch opens Fridays by appointment only, Fairfield and Vacaville close every other Friday, and Hesperia opens late on two Wednesdays a month rather than Fridays. That is a count of records written in this batch and not a claim about California: these cities were selected by reachability, not sampled. But if you are planning a week of counter visits across several of them, Friday is the day least likely to work.
