Change of Use / Change of Occupancy in Nederland, Colorado

All businesses starting in an existing brick-and-mortar building in Nederland require a One-Stop Building Permit for either Change of Occupancy (same use, new occupant) or Change of Use (alteration to a different type of business use), per the Town's own 'How-To Guide: Starting a Business in a Brick-and-Mortar' (revised 11/30/2021). Tips

  • A same-use Change of Occupancy (new tenant, same business type, no remodel) is comparatively fast — brief fire inspection only, no fire-department fee, one week's notice. A true Change of Use or any remodel triggers a much longer path: full NFPD plan review (3-4 weeks) plus square-footage-based fire fees, on top of the Building Department's own floor-plan review.
