Inspection sequence

Applies to: Commercial Building Permit (New Construction, Addition, Alteration / Tenant Finish)

    Special Inspections (IBC Chapter 17)

    For projects requiring special inspection/testing per IBC Ch. 17: building-department-approved third-party special inspectors observe assigned work (continuous, or periodic only with a pre-approved written plan) throughout construction, report nonconforming items, and file written reports with the Building Official and design professional of record. The special inspector may not be employed by the contractor, subcontractor, or material supplier

    Rough Mechanical / Plumbing

    Town-inspected trade rough-ins before concealment; fire-rated penetration protection and fire/smoke dampers per the approved plans (electrical rough-in is inspected separately by the State of Colorado Electrical Board). The Town does not publish a formal commercial inspection-sequence card — schedule through the Building Department, noting no inspections or site visits are performed on Mondays and Fridays

    Final Building Inspection

    All work complete per approved plans; the special inspector's written final report documenting required special inspections and correction of discrepancies must be submitted PRIOR to the final building inspection

    Certificate of Occupancy prerequisites

    Prior to CO issuance, the design professional in responsible charge must submit a signed and stamped report confirming all required special-inspection reports were reviewed and the work conforms to the approved plans; an Improvement Location Certificate (ILC) is also required prior to CO per the checklist's site-plan section

Applies to: Fire Sprinkler and Fire Alarm System Permit

    Hydrostatic/Pneumatic Test (Sprinkler)

    200-pound hydrostatic or pneumatic test, 2 hours minimum, witnessed and approved by the RFFR inspector

    Rough-In Inspection

    Sprinkler piping and hangers (including grid-style ceilings) must not be covered or concealed prior to being inspected and approved

  3. 3

    Final Inspection (Sprinkler)

    Structure must be 'move in ready'; all valves labeled and hydraulic calculation sticker on riser; water-flow test through the inspector's test valve with alarm sounding in under 60 seconds; all heads trimmed out with spare head box in place; FDC unobstructed with horn above; control valves supervised; Above Ground Piping Certificate provided before final approval

    Final Acceptance Test (Fire Alarm)

    Witnessed by the Fire Department with adequate contractor manpower/equipment; tests initiating devices, indicating appliances, and signaling line circuits for proper alarm and trouble response; required before any certificate of occupancy or temporary CO is issued, along with a written maintenance/training policy

The $42.00 previously recorded is the rate in the Town's 2006 edition, which remains live and is still linked from the Town's current permit checklists even though the Building Department page links the 2023 edition.
