Winter Park building inspections

Applies to: Residential Building Permit (New Construction)

1. 1

   Footing and Foundation Inspection

   Must be performed/certified by a licensed Colorado design professional; includes reinforcing, UFER ground, damp-proofing, and perimeter drain as required

2. 2

   Drilled Pier Inspection (if applicable)

   Made while piers are being drilled; licensed Colorado engineer of record or authorized representative must be present

3. 3

   Lowest Floor Elevation / Elevation Certificate

   Submitted upon completion of footing/foundation and lowest floor placement, prior to further vertical construction and before framing begins, for Planning Division review

4. 4

   Rough Framing / Rough Plumbing / Rough Mechanical

   Trade rough-ins before concealment; separate sub-permits required (plumbing per state-adopted IPC edition; mechanical per 2021 IMC)

5. 5

   Energy Efficiency Inspection

   Envelope insulation R/U-values, fenestration U-values, duct system R-values, HVAC/water-heating efficiency; at owner's expense

6. 6

   Final Building Inspection

   Requires all fees paid and sales/use tax audit completed or waived by the Town Manager before a certificate of occupancy is issued; 24 hours required after final inspection to prepare final documents
