Published scheduling rules

  • WSFR performs rough and final inspections of fire-protection systems for structures in Windsor, Severance, Larimer County, and Weld County; the final fire-protection-system inspection must be scheduled for the same time as the general building-permit final inspection, with all applicable contractors present, in order for the owner/occupant to obtain a Certificate of Occupancy or Letter of Completion (Fire Sprinkler / Fire Alarm System Permit)
  • Severance contracts ALL plan review and inspections to SAFEbuilt Colorado — the Town itself handles permit intake/issuance and Certificate of Occupancy sign-off, but questions about plan review status or inspection scheduling should go to SAFEbuilt (windsor@safebuilt.com, 866-671-1036 / 970-674-1037), not the Town's general Building Department line. Inspection sequence

Applies to: Residential Building Permit (New Construction)

    Footing

    After trenches excavated and forms erected, prior to concrete placement

  2. 2

    Foundation / Underground Plumbing

    Foundation reinforcement and U-fer ground per engineer letters; underground plumbing inspection requires prior submittal of footing, foundation, perimeter drain, and U-fer engineer letters plus signed Setback Certification

  3. 3

    Frame/Rough (including utility rough-ins)

    After roof, framing, bracing, and fasteners are in place

  4. 4

    Water and Sewer Line Open Trench

    Finalized by the Town and SAFEbuilt before backfilling

  5. 5

    Final Meter Pit and Hard Surface Inspection

    Must be completed within 2 weeks of Certificate of Occupancy

  6. 6

    Final Inspection

    All trades must sign off before Certificate of Occupancy is printed

    Town Council Final Decision

    Town Council reviews the site plan request, taking into account the Planning Commission's recommendation and Town staff input, and makes the final decision
